NPR - Northern Peripheral Road, Dwarka Expressway, Gurgaon Updates

    Dwarka expressway in 12 months !!!!

    If this news is even 50% wrong or 50% true, in either case property along the dwarka expressway will sky rocket like anything..

    As informed by a property dealer, Indiabulls is partnered by congressmen in power (Sumita Singh) also has its own project coming on dwarka expressway in a major way..


    Prices in Dwarka are astronomical and those in Gurgaon have more than doubled since 2008.. Also with development of Eway/Metro think certainly look positive..

    However need to check the correctness of the news article as the same newspaper was of a different view just a couple of months ago

      NH8 investors and brokers are in a state of shock after the start of dway construction. Now they are questioning the delhi side of NPR and who will use the NPR once it is ready.

      Guys pl be careful and use your mind to invest whether it is NPR or SPR or NH8. We are getting some usefull tips of RE investing in this forum but most of the information is biased.

      Remember RE is a longterm investment. Those who are advicing to invest for short term in a highly illiquid RE market are brokers.

      Anyone thinking to invest for short term in current scnario on advice of brokers in the forum will be in deep trouble.

        Dude, what are your intensions? Why this post? Why would any well wisher/Investor of/in Gurgaon or anyone would be in shock with this good news? Is Dway ends at the Dway properties? Its a road buddy and everyone is benefitted by it. I have Raheja investment on Dway that doesnt mean I would be in shock if any other area of Gurgaon getting developed. There is a sense of a developed city which drives the overall value of the city. every development in the city should be cheered and appreciated.

          There are few brokers in the forum who are promoting NH8 properties posing as NH8 properties investor. They are always against the dway properties and builders advicing investors to stay away from dway properties.

          Even I have invested in indiabull project and very much bullish on dway properties.

          You need to visits all the post to understand their intentions. Some of their remarks have been deleted by IREF.

            May be - but being a valued IREF member we should not target anyone with such comments. It becomes a battle ground in no time and then there is no real information left for other members/visitors.

            I saw a post in this thread where NH8 properties are classified as junk...!! This is absolute non-sense. They call our properties junk and vice-versa. You think anyone can achieve anything like this?

            Friends - Post only information here. Be it positive or Negative. It goes to all - both BH8 and D-way supporters.

              well said buddy!!!! good to see such balanced views . I too have been maintaining that Eway is just a road connecting dwarika to NH8 and it would benefit the entire new sectors...

                  Your advise well taken.

                  Most of the investors invest hard earned money in real estate. My advise is to invest for long term in RE. If you are going to buy house for end usage better to go for ready to use.

                    A) Average, Min and Max rates in Dwarka
                    B) Average, Min and Max Rates in Gurgaon
                    C) Average, Min and Max rates on the DEway
                    C) Track record of the offering companies-existing, completed projects
                    D) Commitment by developers for previous projects in terms of delivery
                    E) Total Supply once all the projects currently on launch/launched for Flats/Appartments/Floors/Plots
                    F) Future demand projections considering- Normal Growth, Migration, New SEZs any other factor that may impact any of these
                    G) Specific information pertaining to the top three to five developers (if we can rank them)

                    and finally for the best projects details

                    Questions that need to be asked while looking for a housing project
                    1) Total Area of the project
                    2) Total number of flats in the project
                    3) Total number of flats per floor
                    4) Total number of towers
                    5) Total number Floors in all the towers
                    6) Date of official launch
                    7) Tentative date of completion
                    8) How many banks are funding
                    9) Is first transfer free ?
                    10) What are the extra charges - PLC/CLUB/Parking etc etc
                    11) Penalty clause
                    12) Exact Location
                    13) map approval
                    14) chances of layout changes in the future etc etc
                    15) The kind of things they are putting up in the flat - full details
                    16) what is excluding (means builder won't provide) like cupbords/woodwork/chimney etc

                      WOW a very comprehensive list!!! if compiled accurately would become a ready reference guide for every body...

                      the information is too huge... i think you will have to o back to individual project thread /company site to gather project specific data

                      ggn- appt rates are between 2200 Crecent Parc. to 11,000 for M3M.
                      but the locations are so varied that any comparison will not be justified

                      the dway rates i think are between 2800( era resale) to 4500 for centrum park..
