      In both states the congress govt. had been from last 8 years even after that Delhi govt never seem serious about this connectivity. No activity heard ever about from DDA end and almost daily basis news are publishing in Gurgaon side connectivity. Why..... Yahan paisa laga hua hain... there is no issue of connectivity, and the issue only to encash the public facility in account of builder mafia.
      Sab 99 ka fer hain............

        it is good to see various alternatives being discussed. i am not sure if an entire area can be overly dependent only on one road and nothing else.
        some time back when i had shown the gurgaon master plan map indicating the DEW area to someone, the first thing he asked me is that this area is so well located next to delhi, why has it not been developed so far already? if you see, it is the only part of gurgaon adjoining delhi that is left to be developed. ideally it should have been developed before some other parts of gurgaon which are further off and have sector road connectivity only to NH8 at either ends, which DEW will definitely have.
        there is, however, no denying the fact that a fully functional DEW would be an immense advantage.

          Even in Najafgarh area which is quite close to airport; a lot of land is lying vacant.

          Delhi Govt. and DDA could have developed an IT hub here.

          Actually DDA is under Governor ; and the pull and push between Govt. and the Governor does not allow the things to move.

            Folks the real issue is with DEW prices.... We all knew that it will take some good time for the expressway to come hence invested in DEW hoping the rates will go up. While main DEW prices were 50 pc less than habituated places.

            Current real concern is the shrinkage of main ggn and DEw price difference. Scenario is such that if DEW doesn't come up in next 1.5 years..... People will loose money or the market will slow down. Builders are not transparent.... While selling units and buyers are hoping the expressway will come up.
            2013 prices have somehow given a strong signal to investors it will not be easy to get out in short term at such prices.
            This is my opinion... I may be wrong... Not Haryana CM or HUDA administrator.... Kindly use your judgement and experience to invest.....

              After reading a bit on this knowledgeable forum, My opinion is that most of the people invested here are quite aware of the fact that the ground reality is that the Dew is still at least a couple of years away if not more. In my opinion end users who are investing here for their first home either do not know the ground realities or due to the uncertainties involved would not want to risk their money, due to their limited risk taking abilities.

              As investors we know that once the dew is finalized the rates will really rocket. If and when it does only time will tell.

              So continue entertaining each other while we all wait for it to happen.

                    Another development happening is Chintels planning to develop other side of Nallah which will change perspective of buyers in Sector 107,108,109 .. that perspective hasn't been yet explored and i was quite happy that Dwarka Phase 2 is being looked at by developers (as mentioned earlier Delhi border hasn't been looked by developers yet)... Obvious hurdles are there but Apart from DEway there are many other things which make this area worth investing .. however levels of your purchase can differ the returns you get...

                      • 11 किमी एरिया में निर्माण चल रहा है
                      • 2 किमी में समतल की जा रही जमीन
                      • 10.45 किमी में जीएसबी का कार्य पूरा
                      • 9.70 किमी में डीबीएम व बीसी का कार्य संपन्न
                      • 7.20 किमी में सड़क किनारे टाइलें भी लगाई गईं

                      सेक्टर-110 ए को लेकर अधिग्रहीत अधिकांश जमीन पर पंजाब एवं हरियाणा हाई कोर्ट ने स्टे लगा दिया है। हाई कोर्ट के समक्ष एनपीआर के महत्व और स्थिति को रखा जाएगा। अपील की जाएगी कि सेक्टर 110 ए से स्टे हटाया जाए। -प्रवीण कुमार, ऐडमिनिस्ट्रेटर, हूडा

                      नॉर्दर्न पेरिफेरल रोड (एनपीआर) की मुश्किलें कम नहीं हो रही हैं। एक समस्या सुलझती नहीं है कि दूसरी खड़ी हो जाती है। विवाद सुलझाने के लिए 4 माह पहले हूडा ने सेक्टर 110 ए के अधिग्रहण की प्रक्रिया पूरी की थी। अब पंजाब एवं हरियाणा हाई कोर्ट ने अधिग्रहीत 38 एकड़ जमीन में से 35 एकड़ पर स्टे लगा दिया। हाई कोर्ट में अधिग्रहण के विरोध में अलग-अलग 14 याचिकाएं विचाराधीन हैं। जब तक यह मामला नहीं सुलझ जाता है, तब तक एनपीआर का रफ्तार पकड़ना बहुत कठिन है। इस मामले में स्थानीय अधिकारियों का तर्क है कि हाई कोर्ट के समक्ष एनपीआर के महत्व व स्थिति को रखा जाएगा। अपील की जाएगी कि स्टे हटाया जाए।

                      विवाद सुलझाने के लिए चाहिए 220 प्लॉट
                      एनपीआर के विवाद को दूर करने का लेकर इसका सर्वे कराया गया है। सूत्रों ने बताया कि इसमें पाया गया कि इसके बीच में 220 प्लॉट व मकान आ रहे हैं। न्यू पालम विहार, चौमा व खेड़कीदौला गांव में यह प्लॉट 100 से लेकर 500 गज के बीच में हैं। वर्ष 2010 से इन प्लॉट व मकान के ऊपर पंजाब एवं हरियाणा हाई कोर्ट का स्टे है। इनके बदले में अल्टरनेट प्लॉट देने के लिए सेक्टर 110 ए में अधिग्रहण किया गया था। कुल 4 मरला के 87, 6 मरला के 47, 8 मरला के 23, 10 मरला के 25 व 14 मरला के 38 प्लॉट की आवश्यकता है।

                      कहां - कहां मुख्य अड़चन
                      गांव खेड़कीदौला के समीप एंट्री पर ही विवाद है। आरडी 100 से 300 मीटर (200 मीटर ) तकका एरिया पंजाब एवं हरियाणा हाई कोर्ट में विचाराधीन है।
                      आरडी 2200 से 2300 मीटर (100 मीटर ) के हिस्से में हाई कोर्ट का स्टे।
                      आरडी 3220 से 3300 मीटर (80) में 66 केवीए की हाई टेंशन लाइन। इन्हें शिफ्ट करने कोलेकर 19.54 करोड़ रुपये का एस्टिमेट किया गया तैयार।
                      आरडी 3400 से 3975 मीटर (575 मीटर ) एरिया में निर्माण कार्य शुरू करने कीएचएसआईआईडीसी से नहीं मिली परमीशन। बिना परमीशन काम शुरू करवाया गया , लेकिनरुकवा दिया गया।
                      आरडी 4200 से 4330 मीटर (130 मीटर ) एरिया में मंदिर तालाब रहे हैं।
                      आरडी 8285 से 8315 मीटर (100 मीटर ) एरिया में गांव बसई स्थित वॉटर ट्रीटमेंट प्लांट कारॉ वॉटर पंप हाउस रहा है। अभी तक नये पंप हाउस का निर्माण कार्य शुरू नहीं किया गयाहै।
                      गांव बसई में रेलवे लाइन को क्रॉस करने को लेकर आरओबी का निर्माण किया जाना है। इसमें125 करोड़ रुपये की लागत आएगी। अब तक रेलवे को पेमेंट नहीं की गई है।
                      आरडी 12900 से 16550 मीटर तक अधिकांश एरिया में पंजाब एवं हरियाणा हाई कोर्ट का स्टेहै। इसमें न्यू पालम विहार के 175 मकान रहे हैं।

                      क्या है एनपीआर
                      एनपीआर , एनएच 8 पर गांव खेड़कीदौला से शुरू होकर दिल्ली में द्वारका पर जाकर मिलेगा।इसकी लंबाई 18 किमी है। 1 अप्रैल , 2011 को 14 किमी के निर्माण का टेंडर 44.08 करोड़ रुपयेमें अलॉट किया गया था। निर्माण कार्य 12 महीनों के अंदर पूरा किया जाना था , लेकिन अड़चनोंकी वजह से अब तक निर्माण कार्य पूरा नहीं
