A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    U have not specified many parameters like as to when Possession is required, location/builder preference, budget & constraints of budget, if any etc...but if u ask this question in new GGN thread, u would get a better response, since most of these Projects r more of new GGN & not DEW .

    1. when Possession is required – I can wait for 1-2 years as i guess that place to be completely liveable in this period
    2. location/builder preference – Sector 81/82/83/84 – reputed builder with quality construction and good community for the future..builder preferences i have already mentioned above....if there are other builders then kindly let me know
    3. I am going with a budget of around 70 lacs out of which i have cash of 30 %

    Kindly advise me to finalise on one plzz..

    I will also ask my query in New GGN thread..will you plz help me with the link

    What else could be expected from few Developers, who were presenting this advetorial.

    Anyhow, DEW is on its way in fast track mode. At least provided good into various projects and their walk-thru.

    Gurgaon: Land owners and farmers in Gurgaon would be given compensation as per the new land acquisition act even if the procurement notifications were issued before the legislation came into force on January 1, 2014.

    Administrator of the Haryana Urban Development Authority (HUDA), Gurgaon P C Meena today said land owners' rights would be protected even if the notifications were issued in November and December last under the Land Acquisition Act of 1894.

    They would be given compensation at the enhanced rates as per the provisions of the new Land Acquisition Act, Meena clarified, adding that people were being misled by some persons and rumours were rife about the notifications issued in the months of November and December last year.

    "These notifications will in no way jeopardise the interests of the farmers and land owners since the award for compensation is to be announced after January 1 this year, so they need not be misled, their interests are duly protected," Meena said.



    The rehabilitation and resettlement package mentioned in the new Act would be made available to the land owners even though the notifications were issued under the old Act.

    As Dwarka Expressway is likely to be completed by the end of the year, work on the realty projects along this stretch, too, is going ahead in full steam. Puri Constructions has awarded the work contract of Emerald Bay, one the most premium projects on the expressway, to Simplex Infrastructures, a leading contractor of the country. RAVI KUMAR MANGALAM writes


    There is good news for investors and end users who bought property along the 18km-long, 150-metre-wide Dwarka Expressway in Gurgaon with the latest estimates saying that the project is likely to be completed by the end of this year.

    Dwarka Expressway has emerged as one of the most sought-after real estate destinations in the National Capital Region (NCR) and promises handsome returns to buyers owing to its proximity to the national capital and the IGI airport.

    Construction of 15km of the 18kmlong stretch is already complete and only 3km is left to be delivered—Huda has committed to settle all rehabilitation issues on this strip by February 15, according to a report.

    The expressway will bring Delhi and Gurgaon closer. It will also ease the traffic problems on NH-8 and connectivity will become smoother and faster.
    One of the principal developers on Dwarka Expressway is Puri Constructions Private Limited, which is coming up with Emerald Bay, a premium, luxurious residential project, in Sector 104.

    Maximum appreciation: Emerald Bay is one of the few group-housing projects that open up directly on to Dwarka Expressway. The project is about 7km from the IGI airport and in close proximity to the Delhi border. These factors, coupled with social infrastructure like the proposed Metro line along the expressway, schools, hospitals, and malls—all in the vicinity—will yield maximum appreciation for the property here. The road in front of the project is already built.
    Arjun Puri, director of Puri Constructions, says: “We launched Phase 1 of Emerald Bay at Rs 7,250 per sq ft and the entire Phase 1 was sold out on Day 1. To ensure that Emerald Bay is built on time and as per its quality benchmarks, we have given the construction contract to Simplex Infrastructures. They are using Mivan Form Work to deliver Emerald Bay on time—the piling is complete and work on the basement is in progress. Once the expressway is completed, property rates here will double. We will deliver the project in November, 2017.”
    Simplex is one of the top contractors of India with a turnover of over Rs 6,000 crore. They are the contractors for the Delhi, Mumbai, and Bangalore Metros. They are also the contractors of one of the longest flyovers in India in Hyderabad, the Ritz Carlton in Bangalore, and Lodha World One Tower in Mumbai (under construction), Puri said.
    Emerald Bay is over 17 acres and is designed by ARCOP; the landscape is by Site Concepts, Singapore. It comes with high-end specifications like VRV airconditioning, imported marble flooring, all units with three side open, modular kitchens, and a 25,000 sq ft clubhouse.
    Puri Constructions is one of the leading luxury property developers in the NCR focused on Gurgaon and Faridabad. Both its developments—Palm Springs in Gurgaon and Pranayam in Faridabad—have won Best Residential Property-2012-13 awards, Puri said.
    The company’s Diplomatic Greens project on Dwarka Expressway is at an advanced stage of development and is considered as one of the most prestigious projects of Dwarka Expressway.

    The ambitious Dwarka Expressway, also known NPR (Northern Peripheral Road), is a Huda (Haryana Urban Development Authority) project designed to ease traffic rush on the operational Delhi-Gurgaon Expressway (Delhi-Jaipur Highway). Out of the total 18km length, black-top work on nearly 15km has already been completed.
    The Dwarka Expressway is the state government's widest ever expressway project that connects NH-8 at Kherki Daula to Dwarka.
    Of the 630 acres needed to construct the expressway, 600 acres have already been acquired and the rest is expected to be acquired soon. Construction on this remaining patch is on at full swing. More than 33,000 houses, with an approximate sale value of 8,000 crore, are under construction in different sectors along Dwarka Expressway.
    Why Dwarka Gurgaon
    Expressway

    Traditionally, construction of the major roads was the prerogative of governments; however, developers—under the umbrella of Credai, NCR—working along Dwarka Expressway have joined hands with the state government to speed up the construction of this major infrastructural project. And the result is out-there has been tremendous progress on this road from Delhi till NH-8.

    Property buyers along this expressway can now feel assured about their investments, now that the road is nearing completion; and, once complete, this road will change the realty scenario of this region to a great extent.

    The main reason behind the heightened expectations and interest in this area is connectivity, which the expressway will provide.     Sobha Developers, in collaboration with Chintels and QVC, is developing a luxury township project, International City, on 150 acres in Sectors 109, 108, and 106 off Dwarka Expressway.
    International City has been planned and is being constructed keeping in mind the advantages of independent living and consists of luxury row houses, presidential villas and duplex villas.
    Jagadish Nangineni, regional head (NCR) of Sobha Developers, says: "The housing units at International City will be best-in-class-in line with Sobha's philosophy of delivering world-class products. The luxurious life at International City is accentuated by a premier, state-of-the-art clubhouse offering an array of privileges. With just six villas per acre and ample green spaces, International City provides a new dimension to low-density living."

    Chintels Group has over 500 acres on Dwarka Expressway. Rather than building a housing and commercial project or a township, the group has plans to develop their land bank in a concentrated way by systematically developing the area with products like townships, group housing projects, an IT-park, commercial, retail, and hospitality projects, and a professional campus. This umbrella project, Chintels Metropolis, on 153 acres, has all the projects like Sobha's International City and Chintels' Paradiso, a group-housing project on 12.3 acres in Sector 106, 108, and 109.

    Prashant Solomon, MD of Chintels India Ltd, says: "Dwarka-Gurgaon Expressway is one of the most important roads in the region; its completion has been delayed due to some court cases on some parcels of land. Other than those land parcels, a six-eight lane black-top road on a 15km stretch has already been built."

    Nikhil Jain, CEO of Ramprastha Group, says: "The development work on and near Dwarka Expressway is moving in the right direction. Like any other big-ticket infrastructural project, it also faced some delays, but thanks to the combined efforts of all the stakeholders, work has picked up momentum lately. In the near future, property market around Dwarka Expressway or New Gurgaon will be one of the most popular destinations in the NCR."

    Raheja Developers has three grouphousing projects in Sector 109-Raheja Shilas, Raheja Vedaanta, and Atharva. These projects offer luxurious, 3- and 4BHK apartments in different sizes. The projects are almost complete and are ready for possession, a spokesman of the firm said.
    Navin M Raheja, CMD of Raheja Group, says: "Authorities like Huda should choose from other best practices and aim at providing infrastructure at and around the NPR before large-scale development takes place. These include sector roads, water and sewerage mains, electric sub-stations, etc. The biggest risk for any buyer in this area is the delay in construction of the NPR." Assotech Ltd is developing an ultraluxurious villa and group-housing project, Assotech Blith, in Sector 99 on Dwarka Expressway. Sample flats are ready for prospective homebuyers to get a feel of the project.

    Antriksh Group is developing Antriksh Zeal in Sector 112, along Dwarka Expressway. This 12 acre township offers luxurious 2-, 3-, and 4BHK apartments.
    Rakesh Yadav, MD of Antriksh Group, says: "Our new residential project is highly affordable and has been meticulously designed. Dwarka Expressway is now one of the hottest areas for real estate development." Emaar MGF has launched Imperial Gardens, a fine conglomeration of luxury and fine living, in Sector 102, Gurgaon. The company plans to develop nine highrise towers comprising 580 units. The 3BHK apartments of 2,000 sq ft will each come with a family lounge and luxury specifications in a modern gated development over 12 acres. The project has more than six acres of green, open spaces.

    Puri Construction is developing two high-end luxurious projects, Diplomatic Greens and Emerald Bay, in Sectors 1112 and 104 respectively. Diplomatic Greens is over 20 acres of residential, gated property and is a part of an 82 acre master plan of mixed development including a hotel, retail, and commercial spaces. The property's impressive, upscale apartments comprise only 15% ground coverage with up to 85% being green landscaped areas.

    Arjun Puri, director of Puri Constructions, says: "Emerald Bay is the latest offering from Puri Constructions on 17 acres located in Sector 104.The project consists of nine towers and 16 villas, with each tower having three apartments to a floor. The sizes on offer will be 1,550 sq ft and 1,700 sq ft for the 2BHK apartments; the 3BHK apartments will be 2,450 sq ft in size. Diplomatic Greens, in Sectors 110A and 111, offers presidential, superluxury, and luxury villas and 3- and 4 BHK apartments."

    Ansal Housing has launched Townwalk in Sector 104. This project offers good connectivity and easy accessibility, shops, corporate spaces in various sizes, adequate power back up, ample parking space, and dining-out options.

    Kushagr Ansal, director of Ansal Housing, says: "This is the lifeline for people who are living in Dwarka and working in Gurgaon. You can see that development is taking shape at a very fast pace. The Dwarka Expressway is developing as a hub for commercial and entertainment activities and is amongst the most preferred locations to stay in the NCR region, with its proximity to Gurgaon and link to Delhi-Noida."

    ATS Group is developing three projects-ATS Kocoon and ATS Tourmaline in Sector 109, and ATS Marigold (recently launched) in Sector 89A-which offer 2-, 3-, and 4BHK luxury apartments in the size range of 1,700-2,600 sq ft.

    Microtek Infrastructure has recently launched its first project, Microtek Greenburg, in Sector 86 near Dwarka Expressway. Ajay Aggarwal, MD of Microtek Infrastructure, says: "The NPR is bound to change the face of the Dwarka-Gurgaon stretch. The area has been continuously yielding good returns and property prices are moving northwards, riding high on the future prospects of NPR."

    Satya Group is developing The Hermitage, a residential group-housing project, in Sector 103 on Dwarka Expressway. The Hermitage, a 10.2 acre group-housing project, caters to the luxury segment with connectivity as its USP.

    Master Plan - The Gurgaon-Manesar Master Plan-2012 had given a boost to Dwarka Expressway.
    The total stretch covered by the expressway is around 18km including a wide road, which is around 150 metres wide, starting from Dwarka and connecting to Palam Vihar. The main objective of the expressway was to reduce the travel time of people commuting from west Delhi to Gurgaon. The areas along the expressway like Sectors 110A, 111, 112, and 113, which are near Delhi, are likely to see higher appreciation in the near future.

    Other major areas near the expressway are Sectors 37D, 83, 84, 88, 99, 100, 101, 102, 102A, 103, 104, 105, 106, 109, and 110. These sectors are being developed with residential and commercial projects, with the maximum area allocated for residential development.
