A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    The conscient commercial hoarding was to be in a corner at 109 nd npr intersection ...can't see that

    Sir, the pic is of intersection of sector road and 75 mtr road which runs parallel to NPR, Conscient is at opposite end of sector road on intersection with NPR.

    Bahut khoobsurat pics hain. Thank you.

    Some 3 years ago the debate started on the usefulness, requirement and legality or otherwise of Dwarka Expressway (Northern Peripheral Road). At that time, we decided to purchase a few units on this stretch and hold the same for a period of approx. 5 years. There have been numerous offers to book the profit and exit however we have decided to hold. And slowly but surely, we can all see the Expressway taking shape.....there are hurdles but then there are small victories (like the pics above). We are hopeful that the Expressway will get completed and we will all look back at these comments and have a smile.

    If we look back at the funds invested and the expected return on funds compared to other asset classes over a similar horizon, the funds have not done badly. (Please do not take this statement out of context and start comparing with the Sensex of the past few days). We invest in a few asset classes including real estate.

    For all those who want to make a buck quickly, guess Expressway is not the right investment.

    May I request you specifically from Veteran Member to please consolidate your opinion on "Effect of BJP Government" specially on Gurgaon Real Estate in next 3-5 coming years under BJP Rule.

    I am very sure your opinion and thoughts will help the IREF members for consolidating their thinking process & plan the strategy for future investment in Gurgaon.

    I am not sure but forwarding my thoughts in followings ways.

    1. Gurgaon real estate has seen 100-150% return on BSP from 2009 till Q1, 2013
    2. What growth rate (0-100%) can Gurgaon see in next 3-5 year (to be specific by 2016, 2017, 2018, 2019...)?, it would be good to see the reasons too for the your thought on growth rate.
    3. You may wish to divide the growth rate in sector wise like
    New Gurgaon property,
    DEW property,
    SPR property,
    Sohna Road Property,
    Golf Course Property,
    Golf Course Extension Road Property, etc..

    Your valuable opinion / caution will help to IREF Member to decide the immediate / future investment in GGN real estate.

    Can't believe at all.. no hope for property prices rise… These are all gimmicks to sell off pile of inventories from builders.. Narendra Modi is prime minister and forget huge appreciation in next 5 years.. aap ka apna paisa hai soch kar lagaoo..

  • Dwarka Gurgaon Metro Finalised









    - Delhi Metro gets nod for connecting Dwarka Sector 21 to Iffco Chownk.

    - Overall it is good news for the Gurgaon region as after NH-8 toll tax removal.

    - It will lead to price escalation for the real estate in Gurgaon as whole and particularily 100-115 sectors near to Palam Vihar.

    - Metro will create the full ring as now west delhi will be completely connected to whole of gurgaon.

    - Extention to metro along Dwarka Express way NPR & SPR will take place only once people start living there...say next 3-4 years.

    - Very positive news for older Gurgaon region and new sectors 100-115 Sectors (2 km away from Palam Vihar), Sector 21-22-23 and area near Maruti etc. to bring cheer for end use residents and invetors in these areas.

    Regarding Dwarka Expressway : Sources from Huda office is that allotment will take place in next 2-3 months time.....lets see how it shapes up

  • This line will cover Old Gurgaon...essentially it will connect Dwarka-Old Gurgaon-New Gurgaon...has nothing to do with NPR....this will be very good the Old Gurgaon region

    BTW the news article does not say when is the completion of this line expected..I am hoping it happens in the next 5-7 years
