        HUDA is the most pathetic department of all and many officers are merely touts of builders and run their own property shops..
        Many will go to any extent just to maintain their posting in a lucrative market like Gurgaon..While Hooda govt has shifted/transferred entire administration many many times every few months, few still manage to hang on to their chair without even a single project being completed.

        Some of the officers do not even know what they are supposed to do.

            हूडा ने फिर ग्राउंड वर्क किए बिना ही वॉटर सप्लाई लाइन बिछाने का ठेका दे दिया। सप्लाई लाइन के रास्ते में करीब साढ़े 4 किमी से अधिक एरिया में कोई न कोई विवाद होने से मामला लटक गया है। कुछ हिस्से में अभी जमीन का अधिग्रहण नहीं हुआ है तो कुछ अदालती पचड़े में फंसा है। हूडा ने एक कंपनी को करीब 176 करोड़ रुपये से वॉटर सप्लाई की लाइन बिछाने का ठेका दिया है। 21 माह में काम पूरा करने का टारगेट है। टेंडर दिए 4 महीने बीत चुके हैं, लेकिन ग्राउंड लेवल पर अभी तक कोई काम शुरू नहीं हो सका है। ऐसे में तय समय पर काम होना आसान नहीं है।
            मास्टर प्लान 2031 के अनुसार गुड़गांव में 115 सेक्टर बनने हैं। सेक्टर 57 तक विकसित किए जा चुके हैं। सेक्टर 58 से 115 तक 450 हाउसिंग व कमर्शल टाउनशिप को लेकर लाइसेंस दिया गया है। इसमें से अधिकांश का काम शुरू है। बताया जा रहा है कि 2 से 3 साल के अंदर अधिकांश प्रोजेक्ट बनकर तैयार हो जाएंगे।

            बिल्डरों से मिले एक्टर्नल डिवेलपमेंट चार्ज (ईडीसी) के तहत हूडा ने बुनियादी सुविधाएं मुहैया करवाने की प्लानिंग के तहत काम शुरू कर दिया है। सेक्टर 58 से 67 व सेक्टर 81 से 115 तक सड़कों का निर्माण चल रहा है। इसी चरण में 4 महीने पहले मास्टर वॉटर सप्लाई की लाइन बिछाने को लेकर एक टेंडर अलॉट किया गया है। इसके तहत 33 किमी लंबी पाइपलाइन बिछाई जानी है। यह पाइप लाइन गांव चंदू बुढेड़ा से नॉर्दर्न पेरिफेरल रोड तक आएगी। इसके बाद यह एनपीआर के साथ-साथ दोनों तरफ आगे बढ़ेगी।
            गांव चंदू बुढेड़ा से नॉर्दर्न पेरिफेरल रोड तक 1 किमी 670 मीटर पाइप लाइन बिछाने को लेकर 10 मीटर चौड़ी जगह की आवश्यकता है, लेकिन अभी तक जमीन अधिग्रहण की प्रक्रिया पूरी नहीं हो सकी है। प्रक्रिया पूरा होने में कम से कम डेढ़ साल का समय लगेगा। गांव बसई के समीप यह पाइप लाइन एनपीआर पर दोनों तरफ चलेगी, जो जमीन भी अदालती पचड़े में फंसी हुई है। अब इन अड़चनों के चलते इस प्लानिंग के 17 महीनों में पूरा होने पर सवालिया निशान है।
            चंदू बुढेड़ा स्थित वॉटर ट्रीटमेंट प्लांट में 22 एमजीडी की एक यूनिट पूरी हो चुकी है। 22 एमजीडी की दूसरी यूनिट को सितंबर माह तक पूरा होने का दावा किया जा रहा है। यदि पाइप लाइन बिछाने को लेकर जमीन अधिग्रहण में तेजी नहीं आती है तो यूनिट बनकर भी बेकार रहेगी।
            जमीन की वजह से अटके प्रोजेक्ट
            सेक्टर 58 से 67 तक करीब 5 किमी रोड अटकी
            नॉर्दर्न पेरिफेरल रोड का निर्माण अटका
            सेक्टर 81 से 115 तक कई सड़कों का निर्माण लटक ा है

            It was already expected, infra carrying basic amenities are along with DEway and it's not possible to execute without acquiring all the remaining patches

            DEway ke liye Delhi abhi Bahut door hain....

            बासी कढ़ी में उबाल नहीं आता
            Sab 99 ka fer hain............

              These prices for normal affordable luxury projects at 6700 to 7500 and luxury from 7000 to 10,500 surprise me.

              I wonder how does this work for end users ?

                I think fellow boarders are being too simplistic in emphasisiing that it is mostly investors only who have purchased a property on DEW. I have invested as an end user and there are a huge number of people who have done the same. Because there simply was no other micro market which was affordable to middle income group people in macro market of South Delhi/ Gurgaon. There is a huge end user demand at correct price points on DEW.

                The other point I wish to make is that real estate is all about patience. You can't expect movement like in share market. If you track your investment on a daily basis and expect some positive movement everyday then you will only lose your peace of mind and end up making a wrong decision. If you are convinced of long term prospects then just forget once you have invested. Tracking on daily basis will only give you headache.

                There is a certain way of working of Govt departments. Individuals are not to be blamed for this but the system which needs to ensure propriety when most are corrupt. Things are slow but they do happen. Might is right and there is nothing greater than might of the govt. Ultimately the will of the govt will prevail. Sooner or later it is bound to happen.

                      Last weekend got a chance to visit BHIWADI, the new projects are getting launched at around 3100 psft (which was DEW rate some time back). Looking this price in BHIWADI, at least i can believe that 10,000 psft rate is not unjustified in location like south delhi/gurgaon.
