    Thanks Sayan. It's really hard to believe that corruption king BPTP has completed some blocks and is about to give possession in a relatively good time frame.

    BTW, there was a full page article in last weeks Times of India in which it was mentioned that 75 road parallel to NPR is ready. Does any body knows if it's really ready (especially the Delhi side connectivity).

      Construction of the Dwarka-Gurgaon Expressway project is on full swing and it is expected to be completed in the next six months. More than 33,000 houses, with an approximate sale value of Rs 8,000 crore are under construction along different sectors of Dwarka-Gurgaon Expressway; of this, around 30,000 houses will be ready for possession in the next one and half years.
      With its close proximity to the IGI airport, the Delhi Aerocity Metro station, and the forthcoming Diplomatic Enclave in Dwarka the Dwarka-Gurgaon Expressway area is expected to follow the same growth curve as premium Gurgaon locations like Golf Course Extension Road and NH-8. With the increasing number of corporates operating out of Gurgaon, coupled with the limited availability of mid-segment residences in Gurgaon and Delhi, Dwarka-Gurgaon Expressway is emerging as an attractive alternative for investors and end users.
      Dwarka-Gurgaon Expressway is now registering huge real estate development with developers taking advantage of the planned infrastructural development in and around the developing sectors along this stretch.
      A number of top realty players like Chintels Group, ATS, Vatika, Puri Construction, Assotech Ltd, Godrej Properties, Adani, Tata Housing, Sobha Developers, Raheja Developers, CHD Developers, Micortek Infrasturctures Pvt Ltd, BPTP, Satya Group, Spaze, Paras, Ansal Housing, etc, are already developing projects along this stretch.
      Progress of construction of NPR
      Dwarka-Gurgaon Expressway, also known as NPR (Northern Peripheral Road), is a project of the Huda (Haryana Urban Development Authority); this is expected to ease the traffic rush on the operational Delhi-Gurgaon Expressway (Delhi-Jaipur Highway). Out of the total 18km length, black-top work of nearly 13km-length has already been completed.
      Dwarka-Gurgaon Expressway is the state government’s widest ever (150 metres) expressway project – it connects NH-8 at Kherki Daula to Dwarka. It is expected that the project will be completed speedily, as 600 acres from a total of 630 acres earmarked for the project have already been acquired.
      The problem of high-tension power lines has also been sorted out between Huda and the power company with all the high-tension power lines having been shifted underground. Now Huda is concentrating on legal issues and most of these have been resolved and the work of removal of illegal structures is going on at different sites.
      Sanjeev Srivastva, MD of Assotech Limited, says: “Traditionally, major road projects were the prerogative of the government; however, the developers (under the umbrella of Credai, NCR) working on NPR have joined hands with the state government, and the results are telling. There has been tremendous progress on this road from Delhi till NH-8. People who have invested in realty projects on this stretch can now rest easy, as the road is now a certainty, and it will change the market scenario of this region to a great extent.”
      Development authorities have already started feasibility reports for four new flyovers, which have been planned at the intersections of the Pataudi Road near Sector 88, Farrukhnagar Road near Sectors 100 and 101, Daulatabad Road near Sectors 104 and 105, and another road crossing NPR near Sectors 110A and 111 at Bazgera. Huda will get this report within a month, sources said.
      Why Dwarka Gurgaon Expressway
      The completion of Dwarka-Gurgaon Expressway will give a huge boost to the prospects of the real estate sector in this area, as properties that come up near highways or expressways get a tremendous response from investors. Prashant Solomon, MD of Chintels India Ltd and member of Credai NCR’s governing council, says: “We sincerely hope that the Dwarka Expressway will be completed on time as we developers plan our projects according to a specified time schedule and delivering them to our customers is our priority. Also, wherever possible, we put in tremendous effort in developing infrastructure in and around our complexes and townships.”
      Nikhil Jain, CEO of Ramprastha Group, says: “Dwarka-Gurgaon Expressway is one of the most important roads in the region. Work on the project is on at a good pace in the last one year. The completion has been delayed due to court hearings on some parcels of land. Other than those land parcels, a six-eight lane black-top road has been built. It is also true that delay in completion has caused problems for customers and developers, as the promised connectivity is yet to come up.”
      Ajay Aggarwal, MD of Microtek Infrastructure Pvt Ltd, says: “Work on and near Dwarka Expressway is moving in the right direction. Like any other big-ticket infrastructure project, it also faced some delays, but thanks to the combined efforts of all the stakeholders, it has picked up momentum lately. In the near future, property market around Dwarka Expressway or New Gurgaon will become premium destinations.”
      Realty projects & future growth
      Chintels Group has 500 acres of land bank on Dwarka-Gurgaon Expressway. The group plans to systematically develop the area by building townships, group-housing projects, IT park, commercial, retail, and hospitality projects, and a professional campus. They have named this Chintels Metropolis; this 153 acre umbrella development has projects like International City by Sobha Developers and Chintels Paradiso, a group-housing project on 12.3 acres in Sector 106, 108, and 109. Puri Construction is developing two high-end luxurious projects, Diplomatic Greens and Emerald Bay, in Sector 104 and Sectors 110-111, respectively. Diplomatic Greens is a 20 acre residential, gatedproperty that’s part of an 82 acre master plan of mixed development inclusive of hospitality, retail, and commercial spaces. The property‘s upscale units comprise 15% ground coverage with up to 85% being green landscaped area.
      Arjun Puri, director of Puri Constructions, says: “Diplomatic Greens is an iconic property on Dwarka-Gurgaon Expressway. This stretch at a width of 150 metres is double the width of NH-8. This will make commuting between South Delhi and Gurgaon a whole lot easier. The Northern Peripheral Road starts from Dwarka connecting the new growth centers of Delhi, Gurgaon, and Palam Vihar, while joining NH-8 near Kherki Dhaula; it is developing as a new realty hub and will offer luxurious high-end as well as middle-range housing.”
      ATS Group has ATS Kocoon and ATS Tourmaline in Sector 109. The group launched ATS Marigold in Sector 89A, which offers 2-, 3- and 4BHK luxury
      apartments with a floor area of nearly 1,700-2,500 sq ft. ATS Tourmaline offers 3-and 4BHK apartments of 1,800-2600 sq ft.
      Getamber Anand, CMD of ATS Group, says: “The new residential projects are highly affordable and have been meticulously designed in well-planned developing sectors along Dwarka-Gurgaon Expressway. NPR has become one of the hottest realty spot for real estate development.”
      Raheja Group has three group housing projects, Raheja Shilas, Raheja Vedaanta, and Atharva in Sector 109; these offer 3- and 4BHK luxury units in different sizes. Assotech Ltd is developing an ultra-luxurious villas and group-housing project, Assotech Blith, in Sector 99 on Dwarka-Gurgaon Expressway. Satya Group has The Hermitage, a residential group-housing project, located in Sector 103 on Dwarka Expressway. Hermitage is over 10.2 acres and caters to the luxury segment; its USP is connectivity.

      Residential property of Dwarka-Gurgaon Expressway, especially in areas like Sectors 103-106, 109 to 113, is estimated to appreciate by 108% over the next five years. Nearly 18,649 residential units were launched along here since 2007.
      Fast connectivity and proximity to the proposed Diplomatic Enclave in Dwarka will significantly benefit Dwarka Expressway, placing it high on the investment-return scale. Projects that were quoting at Rs 2,500 per sq ft in 2010 are quoting at Rs 5,000-7,500 per sq ft now, for multistory residential units.
      NRIs, too, are showing interest in this area owing to the handsome appreciation of property here, especially in realty projects in developing areas like Sectors 99, 99A, 104, 106, 108, 109, 110, 111, etc, along Dwarka-Gurgaon Expressway. This area has also emerged as a prominent destinations for IT-ITeS outsourcing and off-shoring hubs with 22.3 million sq ft of new office supply expected by 2017 and about 48 million sq ft of office space stock to be added during 2012-2017.

                This is such an informative thread. I am a Canadian resident who has invested with one of the builders in Sector 103. Just wanted to share few thoughts regarding DEW: I personally think this expressway will be completed for simple reasons that we are talking about investments in excess of 100 billion, top builders from around the country, increasing hue & cry from the sole NH 8 toll connectivity & several other 'development' & 'better' Gurgaon related facets. Litigation is part of most if not all new major real estate initiative in India but then projects like DEW carry enough weight to outrun these hurdles. I know this is a very high level view of a NRI investor but my rational thinking and gut backs me on this! Please keep sharing the ground level news and thanks for all your info.

                  Once the 150metre-wide Dwarka Expressway — which is exactly double the width of NH-8 — comes up, you have to just wait and watch to see the way the area takes off! NAMRATA KOHLI writes



                  There is some forward movement on the much-awaited Dwarka Expressway project. The Haryana Urban Development Authority (Huda) has identified alternative land for people whose plots were on the Dwarka Expressway. Land is being acquired in Gurgaon's Sectors 37C and 110 A for rehabilitating the people who will be uprooted after the construction of this expressway.

                  Developers like ATS, Puri Constructions, Sobha, and Ramprastha, who have significant land banks on the expressway, have formed an informal consortium and are visiting the area regularly to track its progress; they have also been lobbying with the government for expediting the construction of the expressway.
                  Puri Constructions, which launched D i p l o m at i c Greens at Rs 6,500 per sq ft (now q u o t i n g at Rs 1 0 , 0 0 0 per sq ft) and is l a u n ch - ing newer projects like Emerald Bay in Sector 104, has a lot of stake in the expressway. Arjun Puri, director of Puri Constructions, says: "Look at how National Highway 8 has become the nerve centre of growth. Once the 150metrewide Dwarka Expressway comes up, which is exactly double the width of NH- 8, you have to just wait and watch to see the way the area takes off." On the status update of the Dwarka Expressway, Puri says that out of the 18km of the expressway, work is going on at good speed on 14km. Of the remaining 4km, 1.2km has been earmarked for a railway overbridge, which leaves only 2.8km in litigation. "The case pertains to 222 plot owners who bought land at the rate of Rs 15,000 per sq yard here and whose plots are coming in the way of the expressway; they have to be given alternative location and that land acquisition is now being done," Puri says.

                  Currently, nearly 19,000 units are in various stages of construction on the expressway and these projects are by reputed developers like Raheja, Mahindra Life Space, Sobha, Indiabulls, BPTP, Puri Construction, M3M, Emaar MGF, CHD Developers, etc. Shveta Jain, executive director (residential services) of Cushman & Wakefield, says: "Most of the projects are expected to be completed in phases by 2015-16, in line with the completion of the expressway, which will give proper connectivity and access to residents. Currently, not a single project has been completed along this stretch, but there is still substantial buyer interest with very healthy transaction rate. Last year saw an increase in the number of new launches, especially in the second half with most projects catering to high-income buyers. As per the past market trends, Dwarka Expressway is expected to register the same growth trajectory that Golf Course Road and Golf Course Extension Road have witnessed."

                  Dwarka Expressway stands between Dwarka and Gurgaon, in profile as well as literally! A majority of these developments on the expressway can be classified as good-quality mid-end housing for middle and upper-middle class with 10% being high-end housing for high-income buyers.
                  The amenities provided by most developers are better than those in ready-to-move-in apartments in Dwarka and are quoting 30-40% lower than comparable housing units in the prominent locations of Gurgaon.
                  Shveta Jain of Cushman says: "The emergence of new micro markets like Dwarka Expressway presents opportunities for both middle-class and uppermiddle class buyers, with budget in the range of Rs 3,500-7,500 per sq ft, to invest in residential real estate for end use and capital gain in Gurgaon."
                  The problem that plagues this area is the delay in completion of the very backbone of this place, the Dwarka Expressway.

                  "It is true that issues like land acquisition have become a hindrance in the growth potential of the real estate market on both sides of Dwarka Expressway," says Ajay Aggarwal, MD of Microtek Infrastructure Pvt Ltd. The firm has a project, Microtek Greenburg, in Sector 86, and has land banks in Sector 103 (for a group-housing project) and in Sectors 81, 95A, and 104 (for commercial development).
                  Aggarwal vouches for the potential of this area: "The property market on this stretch has seen phenomenal price appreciation, about 206% in the last five years - it was quoting at Rs 2,329 per sq ft at the end of March 2009 and is now selling at Rs 7,121 per sq ft by the end of March 2013. Furthermore, the industry expects 25-30% annual growth over the next few years and this itself speaks for the potential of this area."

                  The forthcoming expressway will resolve many hurdles. Dwarka Expressway will help decongest NH-8, particularly near Delhi-Gurgaon border toll plaza, which has seen unprecedented traffic growth.
                  It will connect the western parts of Delhi to Gurgaon and, perhaps, reduce travel time from Delhi to Gurgaon. The place is also expected to have a Metro line, which would run parallel to it. Also, the expressway will pass through Palam Vihar and the planned special economic zones, thereby enhancing the connectivity of the residential and commercial projects to other prominent nodes of the NCR. Given the increase in the number of companies operating out of Gurgaon and the limited availability of mid-segment residences in Gurgaon and Delhi, Dwarka Expressway will emerge as an attractive alternative location for end users. The other obvious advantages of this area are proximity to the IGI airport, Delhi Aerocity, and the forthcoming Diplomatic Enclave in Sectors 26, 27, 28, and 29, which will house various embassies.

                  But disgruntled end users who have invested with the hope of staying here, say that the whole thing seems like a distant dream. Sameer Anand, who has invested in one of the highend projects on the expressway, says: "The expressway is much behind schedule. Even after it comes up, which will take a minimum of two-three years, it will take another few years for supporting physical and social infrastructure to come up in the area. As an end user, I am interested to know when I can start staying there and I don't think the area will become livable in the next five years at least."

                  The only silver lining to the cloud is that the land acquisition and rehabilitation process has been kick started. One can hope to see the Dwarka Expressway in the medium term.

                      The whole Issue Boils down to: Is the Govt Serious Enough to actually Build the Dwarka Expressway?

                      If yes, the issues, are too small to impact the actual implementation.

                      I mean, 250 Odd Families v/s 10,000 NEW UNITS, and Progress of the Entire Stretch of land those area surrounding expressway.

                      Even Other Existing Land- Owners, whose Land is not being Acquired by DEW, shall see a 4 -5 Times appreciation in their Land Prices.

                      I guess those people, are far more in Number.

                      The Entire PALAM VIHAR shall become Central, rather than on periphery, the way it is now.

                      Even HUDA, trying to Compensate and not merely use an Executive Fiat, to remove the out sees is positive.

                      At the end of the Day, its all about MONEY, Honey.

                      And if these people are compensated adequately, which I think, is also in the interest of Builders, this should be a cake walk.

                      Look across country, in cities like Mumbai, where INFRA has brought the city to a stand still.

                      The airport cannot be expanded due to illegal encroachments.

                      In Gurgaon, in contrast, we are Much better.

                      Hence, CHEEEEEEEEEEEEEEEERRRRRRRRRRRRRRRSSSSSSSSSSSS GUYS. ( and Gals too, if any).
