NPR - Northern Peripheral Road, Dwarka Expressway, Gurgaon Updates

    Agreed but only removal of toll booth might not be sufficient.... Even after toll booth removal the NH8 portion inside Gurgaon will reach saturation in 2-3 years time.

    And removal of toll booth has many dimensions:
    1. If Toll Booth is removed forcefully by the Govt. (In Public Interest) then who will maintain the expressway roads? Trust me Govt. wont be able to do it properly and the smooth roads that we all have started taking for granted on this expressway will become a thing of past...
    2. Currently due to toll slow moving vehicles (horse/bullock carts, cycles etc) are not permitted on the expressway roads.
    3. Forceful removing the toll will also have impact on future of other PPP infra projects as Private players might not bid for work due to the fear of their projects being forefully taken away from them
    4. First of all its difficult to determine appropriate compensation, secondly even difficult to get the toll operator to agree to that. In case NHAI compensates then later other states might also put political pressure on the central govt. to get tolls removed by making NHAI pay the compensation. In case Haryana Govt picks the tab then again it will set a wrong precedent, as some private players might collude with State govts. and get handsome and inappropriate compensation to exit their flopped infra projects thus looting the taxpayers money in one big blow.

      Well compensation might not be enough (sounds like greed).... but Govt. has enough powers, ways and means to get this done.... what is required is a willingness from an appropriate level....Which is not there currently.... plus personally I feel that there are others things in play here.... 2 major factors:

      1. Builder lobby- Some very renowned big-shot builders are missing from DEW.... but they have huge inventory else where..... so until n unless majority f that inventory gets absorbed DEW stalemate might continue

      2. Delhi MPD 2021-2 zones which have generated most interest till now are L zone (near Dwarka & Najafgarh) and R zone (Near Chattarpur) both are almost adjacent to Gurgaon, so there dymanics will be impacted by the Gurgaon market

      DEway may become operational (on un-litigated land patch) and associated facilities such as sewarage, power, street lights and other amenities may be fuctional to the projects which are adjacent to cleared portion of DEWay.

      The end users may have some inconvienece due to problems associated with such incomplete DEWay and stalemate over the litigated land parcel.

        Whatever NPV I have seen, its doesn't seems to be a slum. I am comparing it with slums I have seen in Mumbai and some parts of Delhi (east side across Yammuna). Am I missing something here?

        Yes its some parts are congested and very comparable to areas in Delhi like Palam (near T1) .

        Also yet to come across maids/domestic helps who live in 200 or 500 sq yards plots/houses....

          I agree with your above point 100%this the issue.
          Once New gurgaon inventory absorbed,dew will get also solved.

            Agree with what Aks said. None of NPV litigants are maids or domestic workers or daily wage workers. So your example doesn't connect with NPV at all, and so also the explanation

              You are totally missing the point.

              In Delhi the only colonies legal from day 1 are the ones developed by DDA. Today in Delhi, even a 1 BHK 500 sq ft is 50 Lakh plus. A 2BHK is north of 80L. Reason being that DDA is so slow in coming out with new developments. Compare that with the growth in population of Delhi. Where are rest of people supposed to go? 90% households in Delhi are earning anywhere between 5000 to 50,000 per month and still can't afford to buy "legal". DDA hardly caters to 10% of the demand. May be even less.

              As for saving to buy, really, property prices in cities have been going up way higher than inflation. There is no way you can save and buy anything. That is no more going to work in the fiat money system.

                DEway may become operational partly in 1-3 years (anubody's guess at this stage) with water, electricty ,sewage and good broad roads

                The litigation over NPV land parcel seems at dead end

                Visibility of ROB being operational is also 2-3 years

                Clarity of Delhi end connectivity is also lacking.

                Therefore, at least for 2-4 years DEway will be very inconvineint place to live.

                I am not much worried about NCR now as it provides arterial connectivity to sector roads.

                  In the more affordable mid-end category, Cushman & Wakefield estimates an 18 percent price appreciation. So, apartments that a year ago cost Rs 6,500-9,000 a square foot now carry a price tag of Rs 6,800-11,500 a square foot. Gurgaon's Golf Course Road saw frenzied real estate activity over the last decade.

                  Dwaraka – Gurgaon Expressway on its way to be a hot Real Estate market

                  Dwarka-Gurgaon Expressway is now registering huge real estate development with developers taking advantage of the planned infrastructural development in and around the developing sectors along this stretch.

                  NRIs, too, are showing interest in this area owing to the handsome appreciation of property here, along Dwarka-Gurgaon Expressway.                       Gupta ji is ka kya matlab hai...below mentioned phrase is mentioned in most of the cases....every thing depend's on clearance of stay/litigation...and why there is a stay/litigation in sector 92/95
