    They have offered possession but most of the terms are in unrealistic terms like maintenance charges are @4 rs per sq feet when there is nothing in terms of maintenance which is high cost. Also Electricity charges (grid and power back), we are still not communicated about them (so expecting they would also be on the higher side)

      Without have a talk with them, You can't say that the electricity charges will also be high.

        Just came to know that raheja is not paying the delay interest for the recently offered towers and floor in atharva... Is it true ??? Anyone taking any legal action against developer ??? What options left for buyers??? Is there any online group of atharva and shilas buyers??

          By the way there is big difference in the interest rate what they pay and what they charge. They pay only about 6% simple interest rate if they do the delay after 6 months of grace period. But they charge compounded interest rate of 18% if a buyer do the delay in the payment without any grace period. Correct me if i am wrong.

            users are told that late fee is adjusted against escalation cost. Most of the users wants to file a case but they are contemplating whether to file a case before taking possession or take possession and then file a case. They are asking for maintenance from the date they received OC (occupancy certificate).

                6 families shifted as per last information.

                  Hi Guys, Just came to know that after refusing the late charges, "Raheja" has refused to pay the 5% timely payment also for Shilas. The late payment charges are adjusted against escalation cost and 5% timely payment reward is adjusted against the increase in super area from 1302 to 1450 sq ft. Is everyone receiving the same response?

                    Hello, I have a flat in Raheja Shilas. Raheja has received the occupancy certificate and now have issued the demand for the final payment and to take possession. As mentioned in the earlier posts, they have clearly stated that they are not liable for any penalty (Rs 7 per sq ft per month of delay) as the delay was due to unavailability of supporting infrastructure. Do any one of you know if the supporting infrastructure is available now? If not then why possession is being offered without the supporting infrastructure? Also, if the supporting infrastructure was available, would the flat be ready on the due date.

                    Raheja Shilas flat owners need to form an association and take legal recourse, possibly at the Competition Commission of India where the agreement itself can be challenged on the grounds of being highly detrimental to the interests of the buyers. On one side they have delayed the handover for so long and on the other hand they are applying penal interest at the rate of 18% compounded monthly! Why owners should not be compensated at the same penal interest from the day the construction was to be completed.

                    My request is for all Raheja Shilas owners to come together for a joint action and representation.

                      Unavailability of material may be caused by Govt policies. Govt attracts companies to construct cities, roads. But on the other hand they stops the mining of required material. The NH-1 construction from Panipat to Jalandhar is the best example to prove this. And residential example has been shown by the @Windfactor...
