I got a call from a broker for a new project from M3M Escala. Any idea about the project?

  • Its a newly launched project from M3M. The details have been sent to dealers just recently and they have started collecting cheques for initial bookings. The details are available on the internet, just search on google and you will find so many websites with detailed information. M3M seems to be playing a fair game with this as they have provided all the details before the initial offering.

  • I think M3M is targeting end-users with this project. Price looks attractive (Rs. 6250). Also just 2 towers, Possession can be expected soon as M3M would not like to spend much time on 2 towers. 50% units are in the range of 1400-1600 sqft.
    Looks like a good bet in the market where Tulip is getting sold at 6500 in vicinity.

    I guess they had kept some of that land parcel on which they are launching these 2 towers.

  • Excellent pricing..Seems new CEO has cracked with right pricing...actually good and brand of M3M..other options around it like capital heights etc are also available at same price.....but my thumbs up for M3M..

    only problem is its a small society ..only Two towers and club etc looks little off..

    but i will prefer Krrish florence bang on SPR opposite Tata primanti @5900bsp..and Shree vardhamn victoria 3bhk availabe at @5300bsp..in sector 70..

    one can say ok rate not good not bad
    hows is the location ?
    M3m has project in 107 also but that project is near drain so everything alright in this ?
    is there any high tension wire issues ?

  • My opinion is that this rate is high, when at one end many people in other threads are saying that property rates have soar in past and now r becoming beyond the reach of end user and at other side someone above has mentioned these rates are wrt to end users, what he/she meant is beyond my thinking as if rates would be good for end users then why not for investors/punters ?
    When projects are available at better location and very advanced construction status then how come this project is good for end users? Eg tulip is a available at less than 6k, GPL also much below, Chd at around 6+, even unitechs South Park at much better location is available at near 6k+, crestview at 5.5-, though fr sp, crestview construction didn't commence yet but same may happen with new launch projects fr next few yrs, who knows?
    I am very sure there are many very short term investors on this thread who still want to showcase that there is no problem in d market and projects wid 5+, 6+ or may be even 7+ r good for end users so that they make very short term hefty profits by underwriting/booking wid contacts or in pre booking.....though right now its buyers market and also as per IMF expected GDP growth has been revised downwards to 3.75, one another retail MNC refused to invest in India, these r few facts fm recent news..
    This is what is happening wid d economy and Job market which is for sure not luctractive or even good rather bad in near future, to support one of good compamy started hiring at 20k though it use to pay 27k earlier for new joinies, this is a fact direct from a friends brother who is new joinie in that company..so how can high property rates can sustain, they hv to slow down and consolidate to good extend then only the rise would be justified else I remember that property rates were 5 cr acre on spr or even less just few yrs back and now someone mentioned that it around 440 for 28 acre means more than 3 times in just few yrs..though during this time complete world was passing thru recession...

    Plz share the number of broker who is offering primanti at 5900 I would like to take 2-3 units.
    I believe primanti is not less than 8000. M3M is a better brand than Krrish, Vardhman and other projects present in nearby area. It is a very good initiative by M3M with such a price and I dont think M3M will compromise their brand & should offer good quality.

    Merlin would be nothing lesser than 6700-6800 and 30% would've gone by now..... Escala would be 6250 - BD% and 20% payment before construction commencement..... needless to say, sector-67 is a better location.....
