    So who's willing to digest Boulevard at 6800, especially after the recent Tranquil Heights launched at 6250 in the adjoining sector 82A?

    Plus, a minimum size of 1800 sf which is not so lucrative for investors as well AND supplemented by the already morose market.

    Dunno how's Vatika positioning this.

        Assuming 12 months for launch and construction commencement + 48 months for delivery (best case I'd say) ~ not before end 2018 / early 2019 I guess

          I guess it is positioned better than tranquil heights as there is no possession linked plan in that

            But does it justify a 550 per sq ft difference in BSP just because of that? Even the lowest size requires an outflow of 50 lacs in 12 months!

              Logically, assuming possession after 4 years, it justifies a difference upto 25% minimum i.e. 60*10%*4 which should translate into around 1500 per sq ft minimum. Looks like vatika has totally ignored, if not cheated tranquil heights owners including myself

                  550 psf is less of a premium for PLP. I think if you work out the calculation over 4 years, it is a lot less. I think it is just a reflection of low market sentiments.

                  Bigger sizes may be a dampener but I think this project (with whatever limited info) and Vatika Tranqul Heights will get delivered by the time the area would be rocking.

                    Effective BSP will be 6500 after broker discount, i think its a very good deal considering the payment plan and location.

                    Only drawback is bigger unit and 50 lacs outflow in one year. A 50 Lakh FD will be approx. 24 to 25 lacs return 9.50% and property should grow 20% minimum in 4 years to get the fruits. Land is just behind hayat as per broker info.....
