    I computed the loading for 1940, 1670 and 1257 and it is 38%, 38%, 33% respectively. Isn't it higher for today's norm?

    Bhai Jaan,

    Aapki baat to correct hai.

    But I can't bend this Builder.
    They are openly taking money for Parking -- Against norms -- I am unable to do anything.

    The only good thing is --
    1. It's price is cheaper in that area compare to other's resale price.
    2. Builder has reputation to preconstruct...Unbelivable in construction industry.. All builders give late delivery of flat but this bugger .....
    3. No other good option in that area.
    4. Godrej Price and Payment terms....
    5. No excalation in Prices.---As per the offer
    6. Good / Pretty Beautifoool broker, who approached me.

  • Which broker are you giving cheque to or which broker is relaible.Is the 4% discount offered by brokers on BSP or it includes Credit note..Also what are scary things on the terms and conditions can you please highlight

  • @vikmi: Chaahat homes is reliable broker. I had given the cheque to them but due to some personal reasons I had to take the cheque back. The broker gave me the cheque back without any hesitation. Good guys to deal with. He had given me 4% discount.

    Friends and experts- want to enter RE before elections with limited money (2BHK, ~90 lakh ticket size)..have shortlisted above 3 projects....please advise based on
    a) builder reputation/ reliability
    b) Projects future potential...

    PS:
    1. CHD Vann is soft launch in 71 @6450 less dealer disc
    2. Paras Ireene in 70A is ~1 year old launch fast progress (reached 5th floor) but not much premium.... available @5300
    3. Uppal/ Umang Monsoon Breeze in 79 delivered phase 1 with delay and launched phase 2 with better specs/layouts and main attraction is 35:65 PLP plan @5600

    Help as CHD and Umang options maybe closing soon...Ireene being secondary market can keep looking..

    4% adjustment on form ??.....company is allowing max of 3% on form adjustment.....please recheck...i had a word with a company official yesterday on that at bhikaji cama place.

    More than 350 cheque in market, First rate is for 150 units only.
    Even heard !! Rate revised to 6650/sqft.
    Have applied for 2bhk, earlier got 4% , now broker offering 3% for confirm unit else returning booking.
    (Even have confirmed from CHD guys, maximum adjustment is 3% only)

    Hoping to get unit at first rate at any floor. Lot of fight.
    It is getting difficult for end-users like us to even get confirm unit as per our preference is this market.
    People say market is down??
