I got the following message from a broker:

"Live Life Kingsize with M3M's exclusive 160 apartments in "Latitude". 3 and 4 BHK Ultra Luxury Apartments with 30000 sq ft club for only 160 families. Pay only 30% in 6 months and balance on completion of structure and possession. Prime Location on Golf Course Extension Road and surrounded by high end Villa community."


Called him and the rate is 9975++++:bab (59). He explained that its only 160 units in 1 tower and blah blah. But a 3 bedrooom costs 3 Cr.
Only positive is the payment plan.

Seniors please advise.

  • 6lks per parking (2 parking is compulsory) + 6lks club + 1000(min PLC). You can do the calculation, 3BHK(2380 sqft) will cost around 3cr.

    M3M Latitude is a high end luxury tower, its based on same concept like LODHA bring highest tower in MUMBAI.


    Latitude is in 2 acrea plot, its a bang on 60 m sector road and just opposite to Emmar Marbella. When you will enter from Golf Estate main gate from sector road then there is a vacant land on right hand side. That land relates to Latitude.


    If you will check resale price of Golf Estate i.e Rs 9200 psf and minimum size is 2900 sq feet. Here you are getting smaller size 2385 sq feet and rate is almost same like resale price Rs 9975 psf Less Broker Discount. USP is payment plan if you go for resale then you will have to pay 70% upfront here your are paying 30% within next 6 months. You can invest in 2 flats with the same money and whenever next demand will come after 2.5 - 3 years you can disposed 1 flat coz at that time most of the apartments will be delivered and people start living there....


    You should go ahead without thinking and without wasting of time because there is 75 apartments only in soft launch price. Company will launch Rs 12,500 psf....

    There are RTM properties available on Sohna road at lesser price than IVV.
    This is a good investor project - few units, good payment plan, great location - IVV has none of these things.

    Sohna road properties are not comparable wid IVV neither in terms of location nor as a product.

    Evaluate the payment plan in totality with the price psf.
    Look at it this way .....35 % of 3cr ( latitude) versus 70 % of 2 cr ( IVV )

    More importantly , bansals are dubious people ( even in RE faternity ) their sales team changes every 1 year .

    The only attraction that u missed is the " adjustment " permitted in this project.

    I don't know if IREO is any better. There is a 24m (AFAIR) road running right through the central greens of IVV. So the "adjustment" will happen there too.
