Kindly provide your view over Premia tower in Summit in sector 104.

higher specification, better location, more choices for unit, 7349psft with upto 2% discount on form, with subvention and assure rental return.. 1816 sqft unit is on my radar( more options) Investment of 22-23 lakh subvention till offer of possession... great builder not so good locality, 3 side villages/railway line...Please give your insight, in any chance can be this a profitable ( beating bank FD).

  • answer lies in the time horizon of the investment. It will give high return in case of 5 year or greater horizon as DEW, Smart City, Metro, Diplomatic Enclave would have unlocked the potential. Less than 5 years time horizon is risky and not suggested.
  • it will be in subvention for atleast 3-3.5 years so no point of exiting before... could go for registry as well( highly unlikely).... July 2018 is my guess for offer of possession... by then DWX must be operational ( finger crossed) and other tower of Godrej summit must be fairly occupied and infra in place... the lowest price of these tower is 5400psft with out any discount in for booking in 2012. so if the rate will be in range of 7800-8000 psft in 2018 could be a good deal ( not great).... Please share your views and give guidance....
