    Hello,

    I came across this project advertisement but haven't seen much review or discussion on IREF. Is there any specific reason people are not discussing about it or it is just no one is interested in this project? I want to make sure if I should follow or stay away from this.

    Only a handful of brokers are promoting Godrej because they don't pay hefty brokerages. If you look closer, it's a decent proposition.

    Seems quite cheap considering the brand. Plus you pay only limited amount now.

    Builder is mostly debt free and hence safe.

    At this price with projected delivery around 2020 the builder has left good amount of 4000 Rs psf for price appreciation on the table.

    While payment is linked to construction, this builder is unlikely to delay being listed company.

    Also unlikely to compdomise on quality given his other premium offerings.

    Location is remote within SPR but by 2020 should become like GCX is now.

    Seems decent enough for investment with projected doubling of price in 5 to 6 years and possible end use in 2025 when region becomes more livable.

    This should be classified as bear market offering given the payment plan and price from this brand. Bear market value deals are always value for money.

    May be I'm wrong but this sounds a little too optimistic.
