I am looking forward to purchasing a flat in sector 74-78, Noida. I have finally shortlisted three - Antriksh Forest/ Assotech Windsor Court/ Ajnara in sector 74, could you please suggest which would be better in terms of

1. Timely delivery
2. Builder reputation
3. Resale value
4. Risk Associated
5. Quality of Construction

Senior members please guide.

    1. Timely delivery

    Antriksh and Assotech both have good reputation. I think both will be giving timely delivery.

    2. Builder reputation

    Assotech is little better than Antriksh.

    3. Resale value

    Will be almost same, generally resale value varies the location, since the loacation is almost same, resale value will also be same.
    But layouts will play important role. Check out for flats with lesser loading.

    4. Risk Associated

    The biggest risk of all the projects in sec 74~78 is the default by builders. In case the economy faces a credit crunch these builders will have difficult time. Other risk is sudden increase in commodity prices like steel , cement etc. As these projects are not having much margin for builders such rise in commodity prices will effect the viability of project. ( However I see a very slim chances of this)

    5. Quality of Construction

    Assotech is known for its good construction.

    Senior members please guide.

    Please compare the prices, location ( distance from existing amenities), timely delivery ( if u are end user), flat lay outs ( higher carpet area) before finalising a deal.
