  • Kensignton Boulevard or Kasa Isle???

    I am looking for a flat from past one month in Jaypee wishtown. Zeroed down on Kasa Isle but now comparing it with kensignton Boulevard. Both have the same specifications. Kasa isle near to expressway where as Boulevard near to Golf Course side premium properties.

    What do you guys think. Which property will give better returns when both of them becomes livable?

    Note: Looking for 3BHK (1250 sqft to 1370 sqft)

  • Hi.. What is the current status of the project and how much more time will it take? I checked Jaypee site for construction updates but I don't have knowledge about various stages of a project..

    I would second that opinion. KBA has been languishing in terms of construction speed and pricing. It is now a value pick and construction has really picked up.

    The floor plan is quite nice and it is in the middle of plots etc so - good visibility/air all around.

    I intend to be a lot more active on KBA threads now

    Welcome Dinesh .... this is what i posted 6 months ago on page 4.... on this thread.

    Jaypee Kensington Boulevard Layout- Sector 131 Noida supreme posed on Jaypee Greens, wishtown, noida masterplan on Google.

    My brother got in last week at 3625 psf, bsp. other charges were around Rs 800 psf in CLP.

    Jaypee Greens master plan link is given below.
    Jaypee Greens

    +ves we looked at.
    - All new projects are getting launched at around Rs 4000 bsp+ other charges, We looked at sector-107, 7x sectors.
    - Located in middle of Jaypee green township away from dust and noise of Expressway
    - All facilities are near by - Sports facilities, Hospital, schools, Commercial areas
    - Density is probably lowest in Noida. Sector-131 was designated as low density by Noida Authority, probably thats why !!!
    - Foundation work is complete (Excavation/Piling/raft all done)
    - Direct connectivity to Kalindi Kunj bridge along a 30 mtr road besides yamuna. Expressway can be avoided if this gets congested in future.
    - Low maintenance charges compared to Sector-128 GC and other projects.
    - Centrally located but away from hoopla/shor-sharaba of Golf events/promotions etc
    - Land title is clear - Verified lease deeds though our lawyer friend, moreover, there is a Supreme court, September, 2010 Judgement in favor of Jaypee.
    - Project layout is also approved by Noida Authority. Jaypee had submitted the same to NA. They are deemed approved if NA does not raise any objection within 3 months of submission.

    - Construction is extremely slow. It might take 4 years or more for project to get completed (It was launched in beginning of 2010). If you are taking loan/EMI then its a big no. DP/PDP might not work here. Only CLP Investors and End users can contemplate buying here.
    - Unlike other Jaypee Projects e.g. Pavilion, Kasa Isles, Kresent Homes, Orchard etc, specifications are left to the buyers. No Modular Kitchens, Wardrobes, Central AC, fittings, Marble flooring- Bath tubs, Jacuzzi etc. So, these are thread bare apartments. Please factor-in those costs.

    3600 BSP is very very good rate! Which payment plan, though? And which floor?
