I am looking for your guidance related to builders Floors....

1) what are the area which i can opt for
2) whether to go for builder floor or not
3) what are the good buiders
4) what should i look upto while i am looking for buider floor
5) what should be the budget

in all i wish to know completely about this buider floors thing in Noida...:)

  • noida and G noida plots are not freehold . its on leased for 99 year
    so there are not floor registry
    so u can not sell floor

  • for builder u can look in Gurgaon,Ghzb,faridabad
    rate in Ghzb,faridabad around 22 to 27 lack for 2 bhk size (800 to 1000 sf)
    Ghzb seem good its very near to sec 62,63 noida an IT hub and NH 24 will be 8 lane in 2 year so there will be no traffic problem in future

  • For me also Ghaziabad seems to be a better option.. and budgets also seems to be okay...but can you about the quality of Buider floors in terms of construction...

    and what places in ghaziabad are gud for buying buider floors ...in terms of appreciation of cost.Thanks :)

    In decreasing order of cost, builder floors(low-rise) are readily available in the following areas :

    - Vaishali Sec-4/Sec-5 - Proximity to Delhi & upcoming Metro station

    - Niti Khand - Proximity to Shipra Mall, Swarn Jayanti Park and other societies.

    - Shakti Khand - Proximity to various schools.

    - Gyan Khand - Prxoximity to Vaishali and in turn Delhi.

    Most of the floors would be 3 bhk with plot size of 112 sqm. For 2bhk, you would need to look at combined units. These are buildings where there are more than one flat per floor.

    Price range:
    2 bhk - 20 - 26 lacs

    3 bhk - 32 - 42 lacs

    In my opinion, lower the entry cost more would be the appreciation. Also, it would depend on the location and the reputation of the builder. I would suggest you go around the area to take a look at the ongoing projects.
