I am planning to buy a flat in Max Royal project of Sethi group. This is their 2nd residential project, their first project is Max City, its in Ramprastha, Vaishali. Seeking advise from anyone who has booked a flat in Max City, about Sethi group and their project delivery. I want to know if MAx City project was started and going as per schedule or is there any delay in that. If anyone knows the planned start and actual start date of this project.

This information is basically to get an idea of Max Royal and Sethi group's way of working. Please share your experiences and contact info if anyone has some idea and advise for me.

    Just got a call from the Max Royal marketing chaps...
    Project is now bankable.
    IDBI is offering upto 85% loan.
    Rate is 9.25 - 9.5% floating.

    as it was mentioned in TOI & HT few days back

    i think all builders are increasing floors and balcony area

    I think its good to increase balcony as balconies are only 3.5 in width

    which is practically not adequate

  • definitly 5 ft wider balconies are more usefull than 3.5 / 4 ft but the increased carpet area would lead to increase in super area in same ratio and that lead to increase in budget too. Although loading in max is not so good especially room sizes in 1385 sf ft.

    Suppose if around 50 sq ft carpet area is increased in balcony and builder would charge around 70 per sq ft extra so my flat is now 1455 sq ft with room size 10x11, 12x10 and 13x11, and budget would increase.

    i think normally balconies ryt now are 8 X 4 =32 sq.ft
    if it increase to 8 X 5 =40
    diff =8 sq.ft.

    total no. blacony =4

    difference =4 X8 =32

    ur new super area would be sumwhere i think arnd tentativel= 1415 sq.ft
