1 acre = 4046.85 sq mtr
Given FAR of 2.75 builder can build 4046.85 x 2.75 = 11128.83 sq mtr
11128.83 sq mtr = 110789.73 sq feet
Assuming average flat size of 1000 sq feet 110789.73 sq ft/1000 = 110 flats per acre (which is the average nowadays).
Now assuming that NA does manage to sell the flats at the increased cost of Rs 22400/sq mtr, the cost increment per acre: Rs 2000 x 11128.83 sq mtr = Rs 22257660. Therefore cost increment per sq ft = Rs 22257660/110789 = Rs 200.90 /sq ft.
So Nibha you are probably right about the cost increment/sq ft to the builder. Now if Logix bought BG plot in Sec 143 at the same price of Rs 22400 /sq mtr and is selling it cheaper than BC and others - then either they will cut quality or they have huge margins in other projects. Arre bhai 3C has only erected its board in Sec 168 and nothing much is clear about the sector right now, hence it deserves a price discount.
