Hi,

I have 2 option 1 is gulshan Vivante and Logix county and green

which one would be better ,
gulshan is 2 bhk 1080 sqf about 30lacs with inclusive all

small project gud quality not like mohalla

and County would be 27.30 2 bhk 900sqf new tower
and green is also same as county , more than 1500 flats


so which one i should go for
Pls advice some senior member ASAp

    I was in similar dilemma almost 2 months ago about Vivante and Logix. The good thing is they are both good builders - Vivante has very good reputation for construction quality (see their residential projects in Gaziabad) and Logix is reputed for good construction of commercial buildings.

    However, I personally preferred Vivante over Logix because of the floor plans and small Vivante society. In short, they are both good and you just have to compare on your personal preferences of site plan, floor plan etc.

    so should i go for Gulshan?
    I dont like mohalla like logix over 1500 flats
    how about the other features of gulshan?

    are u satisfied? howz the location , its near to the drain?

    Hi,

    I have booked a flat in Logix, H tower flat no. 1408, 1075 sq ft. central green facing. I am planning to go abroad and hence trying to sell off this flat as I will face loan problems from there. I tried to sell of this a couple of months ago and got a couple of buyers but then my Visa got stuck and the opportunity was postponed.

    I have booked in CLP at 2595 per sq ft BSP plus other charges.
    I have paid 3 installemnts (booking 10 % + 2 more 10%) till date.

    I booked at 2775-6.5% broker discount which makes it 2595 psf,
    other charges are
    Central park facing PLC 50 Rs.
    Covered car parking 200000
    Club membership 100000
    EFC 40
    FFC 40
    Lease rent 100
    Power backup(2KVA) 36000
    IFMS : 25

    1075 in logix has about 78% loading compared to 65-7% for other builders thus making it better value for money also the construction has started for it.

    Please note that I am ready to sell at my booking price which makes it a profit of 200-250 rs psf for interested buyers as now county prices have increased to 2975 and reduced broker discount.
    The second thing I am not desperate to sell it as I have financial capacity to hold it, the only thing is I do not want to drain out myself.

    Of course, I am satisfied, otherwise I would not have booked there:-) As I said before, Logix is also a reputed builder but I choose Gulshan because I liked their apartment plan and layout compared to Logix.

    The issue of drain is immaterial because there is a green patch of 100 meter further separating approach road of sector 137. Not to mention that actual location of your apartment will be inside the society's boundary. Moreover, the drain runs parallel and most of the builders are equally affected (ie, paramount, ajnara etc)
    A word of advice - select the builder on your personal preference of floor plan, surroundings - and best of all decide by what your heart says - being too rational and adding too much technicalities only adds to confusion :-)
