Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    the proj in terms of flats per acre is a low density proj.

    the camera shot is presenting junction of three projects, hence the appearance of high density. but yes! the ssh plot being bound from three sides will definitely hav buildings in front of all its towers except tower b and c.

    SunShine anyway will not be there for any of tower in park facing too becuase distance between tower is less and park is very small...and top of that almost 25 floor building...

    Three side sandwiched by other projects name should be

    Sandwich Helios or may be HotDog apartments....

    My view : At below 3000 AI it was a great buy... but today.. I would not advise anyone to enter..

    Reason : Narrow road, 3 side sandwiched and 5 acre project in Sec 78 sandwiched by 3 projects is just like "Aalo tikki" between burger....

    Let's get all delivered then decide...

    If assume at possession it is for 6k still for 2000 sqft apartment price will be 1.25 crore.. some one with deep pocket why will buy "Aaloo Tikii"...?

    Now please don't ask me to stay away from writing...it's public forum...

    If the picture posted is wrong then post actual picture..

    Objective of IREF is review so buyer can take informed decision....

  • It is as cramped within itself as any other project in Noida. Unfortunately, it is also surrounded with concrete buildings from all 3 sides.
    However, the number of people using the common amenities like parking, club etc. would bear a lower ratio owing to lesser density of families/plot size.

    As FAR is same for all projects, Whichever project has big size flats, will have less number of flats per acre.

    Lotus 300 has 30 / acre

    Helios has about 75 / acre

    LB/LP have about 100 / acre

    I think Zing has 140+ / acre


    Density in terms of amount of concrete per acre will be similar in most projects. Slightly more in Helios, as floor height is more.

  • Jaypee greens orchards has 100 per acre density but then Tower height is 35/38 floors per tower.. So a lot of open space can be expected..

    don't worry. No one will ask you to stop writing. This is not an LB/LP thread ;)

    2050 sqft flat at 1.25 crore in 2013. I agree with the negative points. But, can you suggest other option for a person looking for a spacious flat in that budget?

    Being surrounded by other buildings is not an issue for whole project. It is an issue for flats that are surrounded.

    Suppose a project is open from 3 sides. It means that one side is not open. So flats facing that side are still doomed!

    This is not today's rate! He is expecting that to be the rate when it's RTM, one year from now.

    What rate (all incl) do you expect for Paras Tierrea after one year?

  • About park facing flats not getting sunshine,

    the distance between front and back towers is 100m.

    Tower height = G + 22 = 23 floors = 23 * 12 = 276 feet = 84 meters

    So even the ground floor can see the sun at less than 45 degree. Is this bad?
