Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    Agar 2 BHK hota,

    to number of flats 400 ki jagah 500 ho jaate.
    density 75 ki jagah 90 ho jaati.
    150 extra parking banani padti.
    Jyada flats hone ke kaaran builder shayad brokers ka sahara leta.

    Fir aap ko is project me baaki projects se kuchh bhi special nahi lagta :)

    Trial bhai, meri maano, to Antriksh Golf View me try maaro. Builder is not that bad. Par badnaam hai. Isliye reasonable rate me deal mil sakti hai.

    haan praveen bhai ... lekin ye kosmos already buy kar liye hain hum .. iss chakker mein ab ek dum bankruptcy ke verge pe aa jayenge agar antriksh mein liya toh :P
    soch rahe hain NE mein hee le len kuch chota sa ... for investment purpose .. FD se toh better hee rahega ! :D

    Are nahi bhai... NE me b bhool ke bhi mat jao! 3.5 ke FAR ke liye 3k ka rate dene me samazdaari nahi hai.. .with added risk of stalled/abandoned project. Usse to achchha hai CR me RTM le lo.

    Baaki aapka cosmos un dono se badhiya hai. Kitne me mila? (all incl)

    4100 all incl is not that cheap. Several projects are selling at this rate.

    But a fine decision anyway. Congrats!

    yes you are right ..

    3200 + 358 + 50 (transfer) + 100(plc) + 3 lakhs (parking and club)

    since parking and club price is same for all sizes, so 850 sq ft ends up being a bit on the expensive side in AI PSF terms :D

    as per latest info,the proj is planned for launching this year. negotiations r on for land along NEW. acc to them about 20 cheques hav already been recd (take it with pinch of salt)

    Could you recommend something decent for 25L-30L budget either in this area or in Pune, assuming you have gotten acquainted with the Pune RE too, by now :)

    Yes, I know that the budget is fairly low but I can't go beyond it.

    Investment purpose, right?

    Pune does not seem investment grade. Not below 1 cr levels at least.

    Noida can still do, but only for the long term. short to medium term does not seem worth the risk. If the full amount is cash, I would prefer stock market. For RE with loan, I would bet on smaller cities.
