Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    If Helios2 : 2.5 Acer , 2 Tower (28-30 Stories)
    Means Helios1 will be more congested ?
    One more point sector 79 is planed as recreational green area in master plan 2031 and 78 is high density area. Not very much sure if they will follow it.

  • If Prateek is coming up with Golf facing options, its offering will be in the range of 6-7K.
    I feel that the small size of Helios2 is actually a blessing in disguise! :)

    Helios is 5.5 acre. The plot size and layout also matters. If you remove 2 towers from Helios, it would not become much less congested. because the central open area remains almost the same. This open area would be less in Helios 2, mainly due to small plot, and not because of 2 towers.

    Sector density is for the sector as a whole, not individual projects. FAR in medium density sectors is same as that in high density secotors.

    Only that area is congusted, and whatever else you talked about green area. i agree with you. Bhai ghar mein saans nahee ley paoogey, green area toe chahiye hi ... :D

    Itna paisa hota to zaroor le lete.

    Helios bikega 5k me. Orchards ka decent Golf view wala milega at least 5600 BSP me (as per the thread). Add extra charges, and all incl hoga 6000.

    So total price for smallest size = 6k * 1800 = 1.08 crores.

    Helios me 2050 size bech kar bhi itna paisa nahi banega.

    PS: How many lifts/floor?

    Decent project hai isliye bata raha hoon..
    Waise i would also not trust JP regarding early delivery but as L&T is committing, so im optimistic...

    3+1 lifts for 4 flats per floor..
    But lifts are pretty huge..
    15 persons capacity waali hain..

    as per my info, its 2.75. Can someone confirm?

    Definately Good option. Again, review all the project details and rightly said, since L&T is involved, i am sure possesion will be on time ( this is based on previous exp. ... en nalayakoon nai , pura nizammudin bridge 2.5 years mein complete kar diya tha ... toe orchide kya cheez hai )..

    Bhai thora payment plan batayengey ... smallest unit ka ... kitney time mey kitnaa pay karna hai ...?

    38 floor buidling ready in 30 months and that too in a Jaypee project !!!!
    Lets break it down a little.

    L&T has probably already spent 4-6 months on the project.
    They have not yet come out of ground. So you are saying that in 24 remaining months they will complete the project!!!!
    Bhai, even completing 38 floor sturcture in 24 months will be a big achievement.
    After that even a ~20 floor building takes 9-12 months for getting internals done. So lets add another 18months. On top of it Orchards is fully furnished apartment. lets add few more months for that too. yaar ab total ~50months ho gaya.

    - All this assumption is based on L&T doing at least 2 floor months.
    - I still doubt Jaypee's intention to speed up though. If they did , they should have 1st sped up Kalypso construction to 2floors a month. They have done it before for few months but now back to 1 floor , a month I think.. So , not a good sign wrt. their intentions.

    L&T officers said that once they finish upto 8th floor, they will simultaneously start with the internals..
    Unki kuch technique hogi bhai...(I hv the least technical knowledge abt construction)
    Pre-cast n all..
    You cant compare L&T to any local contractor..
    I expect possession by 2015 end..
    Whether it looks possible or not..
