    Rs.4200-4400 psf all inclusive is a Definitely good price for this project
    which has turned out to be the dark horse in sector 7x

    I would like to mention the ALL IMPORTANT factor of Loading...
    which is Minimum in this project

    So the amount you will pay PER CARPET AREA (Actual Usable Area) at Rs4400 psf all inclusive...will be VERY GOOD PRICE

    Never ignore the Loading Factor

    A project with 5000 psf all inclusive rate with loading of 20%

    is better than a project with 4500 psf all inclusive with loading of 35%

    Example:

    2000 sq.ft flat with 20% loading gives you 1600 sq.ft carpet
    Rs.5000 psf...means you pay 1 crore for 1600 sq.ft carpet
    thats Rs 6250 psf (for carpet area)


    Compare with
    2000 sq.ft flat with 35% loading...gives you 1300 sq.ft carpet
    Rs.4500 psf..means you pay 90 lakhs for 1300 sq.ft Usable area
    Thats nearly 7000 psf rate (for carpet area)


    Always compare the price for what you can use......rest is all Air...!!

      Builder is very good sunshine is a new builder but its quielty and constraction status is very good

        Doesnt really matter to him...He's a big investor..infact an aspiring builder...so it really doesnt make much difference to such deep pocket investors...

        I am still to tie up my funds as it requires a heavy payment unlike pre-launches wherein you can pay 10% and double your money in quick time...

          yup, i have considered the loading of 18% which is 5% less than the rest of the builders. more importantly i like the facade which is visible from the DSC road and the fact that the builder is really not having a big portfolio...

          I am just calculating my ROI..

            and not to forget the (FAR), its just 400 flats in 5.2 acres so compartively less densed from most of the projects.

                  size of flats are big as compare to others, hence no is less..FAR is as same as other so you will get same open area as other unless builder left some FAR unused which i really doubt..

                    true my bad about FAR.. but defintly no. of people would be less as there are just 400 flats and 3200 sq ft does not mean there would be 12 people in one flat. so the whole project would be less dense w.r.t no. residents.

                      Green Building Features @Helios ?

                      Sometime back, SSH management were talking about getting Green Building Certifications. Or in the least installing some aspects of Green building criterion. Anybody have updates on that ?It would be great to have solar lighting for common areas, water saving/optimising fixtures in toilets and kitchens, rain water harvesting etc as part of the the speciifcations. I am told these do not cost much; could be wrong.

                      It would be good to try and influence SSH towards these, if not part of their plans already.
