Another new project in Noida :

sunshinehelios.com

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

With road connectivity to Noida interiors, Delhi, Greater Noida Expressway, Indirapuram already existing and (Rail) Metro station planned right in front, probably the only connectivty yet to be planned is Air connecivity

    1. even with this stupid calculation the carpet area is better than helios.

    2. MS Excel can help to calculate but not replace brain, you have excluded the entire shaft and wall area in the calculation.

By definition shaft and walls are not included in carpet area. What is wrong?

some builders like helios have included it, so it is not an to even comparison then if included in one and excluded in other. even balcony area is not carpet area by definition.

Balcony may be included in carpet area. Offcourse within walls. Carpet area means usable area. Carpet term is indicative.

it is not a question of terminology. see it in the context of FAR & the fooling that builders (specially the sunshine kind) do by increasing balcony to charge more money from home buyers

in absence of regulator in india, they (carpet/built up/super area) remain loose terms. builders like sunshine & their brokers use it to say that their project has better ratio than others. whereas, the truth is that projects like helios with huge balconies have the worst.

The standard term is FAR. FAR inlcudes only covered area and is the basis for the maximum number of apartments a builder can construct on a plot.
