Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    The standard term is FAR. FAR inlcudes only covered area and is the basis for the maximum number of apartments a builder can construct on a plot.


    FAR is also not a standard term. It also changes by authorities. Balconies upto 5 feet was exempted by NA/GNA in 2009-2010 before that were included.

    the point is that FAR is a authority defined terminology. ideally standard across builders in a particular area

  • Earlier I have seen lot of hype on IREF for sunshine Helios & sector 78 projects.
    But today, it is a actual fact that the Sunshine & some other 78 projects got good appreciation than other 7x projects.
    Now people are coming with blab la theories. The points are welcomed, but they are supposed to give logic behind their POV. Some of the points are true but some are exaggerated like a rattu tota answer sheet i.e. a cow has four legs, a cow has tow eyes..............and so on
    Even when these people are asked to clarify, they either not reply or reply with Incomprehensible logics.
    I suppose that the motive behind all these may be somewhat different.

  • In the recent newsletter, the builder has given an option to refund some money if the owner chooses not to get the following done in his / her flat:

    1. Modular kitchen
    2. Wall painting
    3. Bathroom fitting
    4. Internal doors and locks

    What is your opinion on the same?

    Point No. 7 is invalid for 2450, 2850 and 3200 areas.

    If point no. 11 is true then it is true for all other projects in this sector. So, Invalid for this particular project.

    20. Armstrong admitted to doping.
    21. It is exactly 210 mtrs away from the drain. Had it been 215 mtrs it would have been OK
    22. the name DAW has the fourth letter from start and 4th letter from end.

    25. Quality of Raw Material is good, but whats need of that, its hidden.

    26. Project has earth quake resistant certificate from IIT, but whats need for that, here hardly any earth quake come.

    27. Project is of low density because of big units, people will feel lonely in big central area.

    28. there is no tower in front of any tower, so you can't see anyone flat closely .whats the advantage.

    29. builder is offering to choose tile designs, choice ofe woodwork, furnishing
    by builder / own. Builder is incapable of doing all this by his own.

    30. Builder himself ready to buyback unit for 5000+ sqft because he is guilty of all these mistakes.

  • how much?? which builder giving possession before Helios (launched almost similar timelines). AFAIK, flats would be handedover in June 13, central facilities and completion certificate will take dec 13. still Better than 90% of other builders.
