    L300 - I always maintain - it has got a poor location if you are using taglines like super luxury / one of it's kind. I find loading very high. mark my words .....it's fate will be just like omaxe forest i.e. - mehnga haathi har kissi ke buss ke baat nahin hai khareedna aur bhogna. investors ke haath se jab cheez nikal jaate hai ....woh asli value hai property ke. In 2004 Omaxe forest was launched around 3k per sqft - in 2012 - still struggling around 6k mark. It's a very very good n spacious society.

    JP - No comments. bcoz IREF pe 80% JP ke dealer baithe hain.....saare dealer mujh pe chad jayengey ...main unhe gaaliyan doonga ....woh mujhe dengey...result i will be banned.

    There is only one project in my opinion, if delivered will outclass everything else in Noida by a long long margin......n u already knows about it. I still stand by my comments.

    PS - Pravin, let me pick your brains ....If i give you one khokha ....where will you invest in noida, what returns you expect n why ?

    Golf course projects in noida are a sham! just 2 many towers arnd a tiny miny GC. It has been noida's bad luck that dlf lost both dis n

      U either buy edifice on ATS from those dealers or from da company. Will u buy ATS? I did not know so many dealers were wasting their time waiting for a bakra 2 buy ATS.

        Does anyone have more details about the new project at Sec 143? My cousin has a flat in Helios I. Since he is in Bangalore now, he is planning to sell the one in sec 78 and buy in sec 143. He is looking at it as an end user, but has no hurry to move in to his own apartment.

          I believe ATS project is being contemplated to be launched in sec 150 near aman, logix neo world. I have no confirmed news. Also, I personally believe that sec 78 is far better than sec 143 any day to compromise a location for a high profile builder in a remote location. I see no comparision between sec 78 helios location and sec 143. Rest is your friends decision,

            But helios in sec 78 is approx 5k and this new project 3500.. So you are getting premium of 1500... What more can you ask for...
            Down the line in one year, what will be the price of sec78 project and sec 143 project...answer this and yourself calculate the return on investment...

              MIG projects ke liye IREF par dukaan kholna samaz me aata hai. Par 2-3 karod ke flats chawanni chhap tareekon ko bechne ki koshish ho rahi hai.

              107 is a good location for an MIG project. But At least the part touching the Dadri road should have been left for commercial. Ab wahan bhi project hai, and they are being sold as expressway (which is more than 2 km away) projects!

              The other part of 107 (Opposite LB) is not a bad location for a luxury project, but the sector layout - having projects sandwiched between others projects - doesn't suit luxury. Still OK for MIG.

              Prakash ji does not look like a dukaan wala , but I feel over optimistic. And emotionally biased towards his choices. But its good to have him here, as a package.

              From a bird's eye view, loading looked high to me also. But I didn't bother calculating (I thought rich people need very spacious lobby, lifts and common area, so loading would be higher). Today, the bigger size units are said to be commanding much more premium than the smallest (? 3600 sqft) unit. Once close to RTM, the king size units may become gale ki haddi - na nigal sakte, na ugal sakte.

              I have different opinion about JP. When very close to RTM, end users will eventually find it as a VFM option. Resale prices will never go through the roof, as they did for LB/LP. unless JP executes is so well that it changes the Kundli of Noida, it is going to be a mass grave for investors. End users will find seemingly valuable deals. But when occupancy starts, they would realize door ke dhol suhawne. 50 paise psf ka maintenance charge dene me nani yaad aati hai logon ko... jab JP khoon chhosega to daadi bhi yaad aayegi.

              "if delivered", then no one dare have a different opinion about this. Ye IF hi to bahot bada hai. Big shots like you should tell us the chances of that happening. After all, you sit with people we haven't even heard of!

              I don't find Noida investment grade now. Neither am I in a "double or nothing" position now, as I was in 2010.

              For end use, my favorite location is sector 40 area. Second is sector 61. I had thought that sec 105 area would come up well, but it seems it is ruined now.

              Agar invest karna hi hai, 1 khoka, then I would shortlist the following, and do a recce for a few days, to finalize one.

              1. Omaxe Grandwoods. 1600 size. Returns expected: 40 to 70% in 2 to 3 years. Reason: excellent location, low density and and almost certain value add expected - regisrty.

              2. Shops in sec 137. No idea about price and size. But youngsters staying near IT park are a businessman's paradise.

                Praveen, are you writing what sbajaj wants to hear or are these your thoughts?

                If Noida isn't investment grade, why would you spend so much time on the forum? You are wasting your time! You are smarter than that!

                Are you looking for perfection - best builder at best location with best quality at reasonable rate? You will have to wait for recession to get such opportunity and even that is not guaranteed!

                Omaxe is an excellent end user project if maintained well! Investing now could fetch you FDish or slighly better returns for a low risk entry! You invested in Helios UC, is low risk your profile?

                  Do you think I am spending time here to "invest" money? I have already moved out of Noida, and even if Noida was attractive for investment, it would not be worth it for me to manage it from Pune. Even if it was, I have no money to invest

                  About wasting time, to bhai main ghar to Pune me search kar raha hoon, but I don't spend time on Pune forum. Noida se jo connection ban gaya hai, wo wahan nahi ban pa raha. IREF is a time pass/hobby/addiction. It keeps me fresh and doesn't let the work feel like a burden. Entertainment is a necessity, not time waste.

                  No buddy. I already am holding a unit in Helios. Bought at 3000 psf.

                  See, expectations about returns will always vary from person to person. I wrote my views, you wrote yours. Even if I have 1 crore today, i am not going to put that in Noida. My post was just a reply to Mr Bajaj's hypothetical question.

                    Hi,

                    Not sure if this is true, but I heard that resale is not allowed in Helios. If someone has to sell his unit, then they have to give it to Builder. Can someone please confirm, if it's true?
