Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    I will say 5200 should be the expected price.

    I have seen that higher psf price for bigger sized flats is true only for branded company projects. Sunshine is still about a 1-2 yrs from that stage.

    just my pov.

    Just an estimate
    Area (sq ft) 1,500 Base Price (sq ft) 4,400 Base Price (A) 6,600,000 Car Parking 300,000 External electrification Rs. 50 sqft 75,000 Fire fighting Rs. 50 sqft 75,000 IFMS Rs. 50 sqft 75,000 Lease rent Rs. 100 sqft 150,000 Extra Charges (B) 675,000 Total Cost of Apartment (A+B) 7,275,000

    CLP 50% first then normal CLP.

    I generally go by analysis on the total cost 72.75 lacs, rather than BSP ,etc.. as they are just make up and can be adjusted any ways.

    rate works out to about 5k psf with 50% immediate payment. why any fool pay so much and take risks when good near rtm projects are available at same rate. sunshine thinks buyers are fool.

    all projects in 7x will srart delivering from this year end onwards. i doubt even sunshine will not be able to start construction of helios2 by that time. i have no idea about sunshine but all builders are cheat at rhe end....so stay sawdhan.......

  • Recently noida authority has enforced a stringent rule of providing club etc before giving NOC. So project delivery in sec7x will start mostly by mid 2014 (15 months from now).

    is it so? i was not knowing about this. none of 7x builders have started construction of club, pool yet.

    I totally agree with SMJ.
    the project is itself not approved infact there is ambiguity on the title deed itself. risks r too many , rate is very high

    MM in resale is avble at 5200 AI, infact SSH is itself avble 5300- 5400.

    the only difference is that u will b paying approx. 80% in both the projects while in SSH 2 u shall b paying 50% with the all associated risks.

    my advise ...... AVOID ..... rest its ur choice... and ur money

  • Hi Sid and SMJ, i totally agree with your views, i was interested in negotiation with Sunshine, but now very clear and would not invest in this project at all.
