Another new project in Noida :

sunshinehelios.com

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

  • Nearing Possession

Considering Helious and several others are nearing possession, are things like water supply, electricity, sewage pipes etc. in place? Can we safely assume, builder CAN/WILL offer possession ONLY when these things have been arranged. About electricity I heard that till now, it is being supplied from Sector-50.

  • Compare Helios VS Mahagun VS Prateek W

Assume All three are selling at INR 5500 PSF, how you you rate them from end use perspective?
    CommentQuote
  • Helios: lowest density, lowest loading. Narrow road, almost unfurnished.

Moderne: Best amenities. Almost no negative. Would be delivered last.

    Wisteria: Furnished. Slightly inferior location.

This will vary a lot - person to person.

For me, as end-user, I will strictly go by builders past records. Hence,

    1. Prateek Wisteria
    2. Mahagun Moderne
    3. Sunshine Helios - new builder, so yet to prove.

    Pravin,
Mahagun has done avg/poor job in few of their past projects like CR project, maple etc.
So, cannot say for sure that there is no negative.
Plus for ppl who want quick possession, this may be lill dicey.

This was Deepdhingra's reason for choosing Mahagun.

I had both options in starting, I opt mahagun only for the reason that in PW overall layout of the area having flats up to size 1100 was congested & seems biased. (gareeb log alag, ameer log alag)

The layout of area having the bigger sizes flats are better.

But in MM the 1250 size flat have better location (good ventilation & light)than the bigger sizes flats

So, now u have 3 different stories.

Do your ground/leg work and let us know YOUR STORY !

it was the story in june 2010

Lowest density, lowest loading is crude joke. The truth is highest density, highest loading for helios.

Just to correct you, assotech would be delivered last here. Can't comment on amenities and loading etc though.

The talk was only about helios, moderne and wisteria. Among these, moderne would be delivered last. If we talk about whole 7x, sector 79 projects would be the last.
