Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    Puts the new tower theory to rest. (i think they uploaded this in last 2 days only)

    Tennis court can be seen clearly now.
    All of this is same as in their marketing video by btw (including the swimming pool shape)
    They have saved lot of space by not making a separate club building but adjusting them in the Tower's ground floors and basements around swimming pool.

    So far , so good !

    Does anybody know position of badminton and squash court. I believe they are in the basement below lawn tennis court. But since the height of badminton and squash court is more than 15 feet have they taken care of that?

    Is it 100% sure that the badminton and squash court would be built?

    What in your opinion should be a reasonable AI price in 90% down payment plan for Sunshine Solaris (Sector-79) project.

    Would it be a good purchase for end-use?

    What are the pro and cons of Solaris vis-a-vis Helios assuming the possession would be needed in 2016 end or so.

    However, you should know that ATS has added flats multiple times in ATS paradiso (G Noida). First, they added additional towers (right in front of other "premium" towers). Later, they added additional villas, which were not in original plan. To top all of it, the super area of flats was increased to take benefit of the "allowed 10% change in area" in BBA just before possession. Effectively, this meant that a flat of size 2800 sqft was called a 3000 sqft) and people had to pay additional charge to take possession.

    Tower F basement is double height to be able to create badminton/squash court.....

    Tennis court is a new addition and a pleasant surprise...

    Thanks for providing the confirmation.. tennis court was a certainty since many months. They just hadn't published it on the website. An indoor badminton court costs a LOT more than tennis court. Not many builders are providing it because (i) it requires an investment of few lacs (ii) it eats up the "sell-able" parking space.

    @Sids: The builder never provides an option to the buyer to make changes in the BBA... we all know that it is forced upon the buyer. If ATS had provided 10% more carpet area than what they had advertised then 10% increase in super area can be justified... how else can it be. Let me also share a couple of interesting facts with you:

    a. The super area is different in Phase1 and Phase2 at ATS Paradiso for the exact same layout. They didn't increase the super area for Phase1 buyers but increased it for Phase2 allotees. Only because they had to shell out delayed possession penalty to Phase2 buyers. How would u explain that??

    ATS delivered top class project at greater noida but not without unfair practices.

    b. 2000 sqft flat in Paradiso and 2000 sqft flat in ATS Advantage had same layout on paper. The number of floors in Paradiso is 14. In Advantage 21 or 22. So more flats are sharing the common area in Advantage and hence the loading should be less. But its the other way round. So the end result: Room sizes are smaller in 2160 sqft flat in ATS advantage in comparison to the 2000 sqft flat in Paradiso. The quality of construction at ATS advantage is inferior too in comparison to Paradiso.

    Bottomline: ATS is no saint. They do indulge in unfair trade practices to increase their profits.

    I am not batting for ATS or any other builder.... in the absence of RE regulator and the lack of will on the part of buyers, builders will always keep taking us for ride.

    I know bba is never amended as per the choice of buyer but one can insist for binding statements on letter heads of the builder. I have done it in the case of SSH. buyers or RWA of the society can always take the builder to court post possession for unfair practices.......... but how many of us do it? its the chalta hai attitude and some unknown mortal fear of the builder and some hidden benefits which keeps us from taking the protracted legal route. we as Indians are apt at crying on such forums but not willing to confront the builder. I can quote u multiple eg of dwarka socities in delhi where people have been fooled over a decade but still people r scared of the builders and people who confront them are easily isolated and forced out.
    we as end users are willing to become SACRFICIAL GOATS for the builders

    Infact, to clarify a bit further, the 1600 sqft flat first becamse 1700 sq ft, then it got 1710(even after issuing the possession letter), then it got increased to 1750...it was growing like a fast growing kid. Every time the answer would be previous calculations were "rough". How many times can it be rough?
    When enquired, about the details of increased area, every thing including lift, water tank, guard room, driver room, generator room, even wall area in the house, was increased without actually increase of a single inch in the house. Rather if you pick up the measuring tape, you would find many of the dimensions would be smaller than shown in broucher.
    They cut and sell the park for extra parking if some ground floor guy is ready to pay extra for that.
    In all, there are atleast 10-12 extra villas of huge size with a lot of private gardern and what not.
