Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    So its not really about paint quality - there are 2-3 prominent paint/exterior emusion makers that these builders buy off. 90% they are all fine.

    The durability that you talk off - depends on the quality of plastering underneath (right ratio of cement/sand) - and no leaks are left (waterproofing compounds are correctly applied). All plumbing work is done well, with no leaks or external pipes, and all drainage/slope etc is better so no water stands or drains wrongly.

    Then for ACs and balconies have ledges and drains been provided or its just a free for all

    From a paint standpoint - it depends wether proper basecoat has been applied and the number of coats of main paints.

    Even from a type of finish it will depend if a lighter or darker emulsion is used, do you have any stone or brick or tile or a pre fab jali etc as a combination for the exterior finish.

    A combination of all this is what really dictates how the building really looks solid and well finished or it gives the 'peel off', pasty, unfinished look

      - Main door installed in most of the flats with lock... almost all of them were locked. So if you want to see your flat now then I guess one has to get the keys issued now.

      - The pipes in the utility balcony area have been covered with iron gate/window. Lots of space in the utility balcony has been consumed by the pipes/shaft.



    Has anybody asked them for the penalty?

    Max usable area was the USP of this project, and in actual

    - balconies 4.5 feet wide
    - bathrooms about 1 feet narrower.
    - Pillars eating up space.

    I think if we measure the actual usable area, it will come to 75% only.

    Even 75 percent would be better than most projects in noida region. This provided the builder doesn't end up increasing the super area at the time of possession.

    They will certainly not increase the super area... buyers are safeguarded on this front with a clause in BBA. Mentioned in one of the testimonials on sunshinehelios.com as well

  • That clause is tricky. 'super area won't change unless built up area also changes.'

    Could mean :
    1. Super area increases by 10% n built up by 5%. carpet area has no change.
    2. Super area goes up but built up area goes down (worst case)

    I don't think the word 'change' is used in place of 'increase' by mistake. Lawyers are too clever to do that.
