Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

  • Is interim possession optional or compulsory? Coz they are asking for full payment before that. As full payment is due on actual possession, I don't think they can legally ask it in Sept if one doesn't want interim possession.

  • If actual possession is given in Jan, delay would be of 6 months. So penalty would be 5*3 + 10*3 = 45 psf. So abt 70k for smallest flats.

    Its optional. But they already have list of some flats for which they r planning to give interim possession. You should check whether your flat number is there or not.

    Sept 30th is practically Oct.

    Anyways, its not getting ready for possession even in Oct. Work will go on till Apr-May 2014 atleast. It would be brave and probably unpractical to think to moving in before Mar/Apr 2014.

    Delay possession penalty should be given till completion certificate is issued... that would be 1 Year of delay atleast.

    The latest newsletter says that there would be a departmental store, salon-cum-spa and a party hall which will be "operated on a commercial basis".
    Does this mean non-residents (outsiders) would be allowed to use these facilities?
    Especially the party hall?
    If this is available for rent to outsiders, we have had it.

    If this sounds far-fetched, think again. Just ask anyone you know, who is a resident of Windsor Park in Indirapuram. The club, Windsor Club, is open for external membership and the party lawn thereof is regularly rented out to external parties, especially during the wedding season.
    Numerous horror stories abound of loud music late into the night, drunken brawls, and a couple of shootouts as well.

    Question:- The cost of flats includes the area of the party hall (after all, we pay on the basis of super area).
    If that be the case, how can the builder accrue further profit from it, by renting it out to third parties (assuming that is what they intend to do).
    The party hall and all other facilities need to come under the management of the RWA, as per UP Apartment Act 2010, post completion of the project. Whether to run it commercially or otherwise will then be the RWA's decision, based upon consensus/opinion of residents.

  • I had confirmed it with Sunshine sometime back.. these facilities will only be for the residents.. "On-commercial-basis" means that you will have to pay for saloon & spa etc.
