Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

  • never heard of this term "interim possession".....this is just a brain child of SSH and way to collect remaining 5%. will u be able to get the registration done ? NO.

    what will be use of taking such possession ? what if there is a theft ?

    this is a failure on SSH part and shows their imaturity, nothing else.

    Not defending Sunshine but ATS definitely has a concept of interim possession.

  • Let's suppose we take interim possession. But there is no guarantee from the builder whether they will give the final possession after 2 or 3 months of interim possession.

    I am worrying it may happen that we fit out ACs/wood work, and will not get possession even after 6 months. And it is not safe and good to have flat locked for a long time.

    And most of the builders give free DG electricity when they do such kind of things..

    I am fairly sure Sunshine will give a written commitment that once you handover the flat back to them they will make it ready within say 30 days or 45 days. Whether the apartment complex in itself will be ready to inhabited even after that 30 or 45 days is a big question mark?

    That's right. That is the norm.



    In my opinion as long as the interim possession is only optional. And one has the liberty not to opt for the interim thingy and still get penalty till the final possession is offered its a fair enough offer. Ideally builder should not ask for final payment till final possession. But I do not think its a very big issue in the larger scheme of things.

  • 1. As per the agreement there is nothing like interim possession, there is only one possession.

    2. Even after final possession people have enough time to get the wood work done , because lot of work is still going on in the complex even after final possession, people will not start staying immediately after final possession. Everyone will have sufficient time to get interior work completed before it becomes habitable

    3. Take possession only when builder is able to show completion certificate, else no point in taking interim possession, it will be a big trap if people go for it, because this will safeguard builder from unlimited liability. He is not impacted even if he does not give you final possession 1 year after interim possession because the penalty will stop after interim possession.

    For a first timer like SSH, it does not makes sense to fall in such a trap.

  • baba ji ka thullu...talked to mantosh today no lift is operational yet..I really doubt ssh is ready for interim posession in sep end..bhai andar ki elec line ki chinta karo pehle..with this speed actual posession would be next diwali...rest lets c in newsletter if they send..:bab (45):

    How they are sure in their previous newsletter that they can give interim possession in Sept..

    June main puchho to Sept.. Agar Sept main puchho Nov.. aise hi karte rahenge kya..

    Kahi fund ki kami to nahi hai Helios par..

    May be factors beyond our control' prevented them from doing that. And what those factors mights be:

    1. The lifts were costly. We spent 3 months bargaining :(

    2. Noida authority didn't complete the road. The lift installation engineers refused to come on such dusty roads.

    3. We thought the labour would damage the lifts by carrying cement.
