Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

  • If reason for delay and registration is due to Okhla Bird.. then it applies to most of under construction project in Noida, Faridabad and some part of Delhi, so Helios is no exception.

    I am observing this site from last 3 years..By Looking at pictures which 3 months back and now has a huge difference especially in terms of central area and at number of labours working on site and progress on internal roads, wood work etc.

    From next month approx 30 families are shifting at site and start their actual living, atleast people who are staying on rent can save their rent and shift in their own home and when registery would open, it would open for all.

    If you are a buyer company rate is 6140/- AI, resale rate is 5800. If you are a seller resale rate is 5600 - 5800 /-

    According to my understanding, no one will put his hard earned money into a flat whose registration process will be tangled in issues and unforeseen delay.
    This delay on the other hand will result in other housing projects eating the demand from the market as by then many more projects also nearing completion and become RTM in and around Noida, N.Exp

    Also, if anyone can tell justified rates for the above that one can expect in todays present market keeping in mind thousands of other RTM and near completion flats in the vicinity.

  • I am also one of those who were on rent and shifted to SSH. I just completed one month and in last 30 days another 4 families have shifted in my tower only (C). I would like to share my feedback in terms of basic facilities..... water & electricity is not a problem. though they are not responsive on pending issues, since they don't have sufficient teams/manpower. they offered me possession on 25th March, however after regress follow ups they gave me on 18th April. and due to my timelines I have excepted few minor pending jobs like paint touching, small glass fitting in washroom etc. but now they are not able to attend those issues. another family also has a similar feedback. rest basic needs like car cleaning newspaper, maid, cable TV, ironing, milk supply are there.

  • Thanks Viks14 for sharing your real time feedback. Since you are staying in Helios itself could you please take and upload recent photographs for central area and also mention on what all areas they are focusing the construction and how many labours on the site etc. etc..

  • Internal roads are not ready, parking lot is there but lot of work needs to be done. They are asking for full payment even for interim possession.

  • Hi ... I am seriously planning to buy Sunshine Helios 2050 sq ft ... resale rate quoted in the market is 5700-5800 AI. I would sek help to calrify the following :

    1. Is this project fully clear on all aspects (payments/litigation/authority/plans/environment etc.) ?
    2. Is there a issue of registry for this project or sector 78 ? One of the sales persons from Sunshine told me that registry is not happening in all projects due to issue between okhla bird sanctury and noida authority ... does any one know the truth ?
    3. Why is this project commanding a more expensive by Rs 600-700compared to Antrikh Golf View I, which bigger project and better location ?
    4. Will the difference of Rs 600-700 continue even after 3-4 years or will both project will sell at same price ?
    5. Finally, which is better Sunshine Helios or Antriksh Gof View - I ?

  • Helios is no doubt a good property among available options in that vicinity. I was also planning to buy until a few months back, and at about a similar price. Few things that I observed on my frequent visits that may help you take decision,

    The approach to the property is not good. The service road entry did not give me a good feeling. It will lead to traffic mess the properties on that stretch are occupied.

    It is indeed a good quality project, and has a very good perception among prospective buyers. No comparison with Antriksh, it's an entry level product for first time property buyers with 2 bed room options. Helios will certainly cater to a different segment.

    It is consistent with all the properties and a certain thing that prices increase at time of possession, so Helios should be around 6.5-7k depending on the kind of flat in next 1-2 years.
