Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    Maintenance expenses



    To enable us to continue to provide services like security, housekeeping, lifts, water supply, common area electricity etc., we will be starting with interim possession Common Area Maintenance (CAM charges) from January 1st, 2015. The interim CAM charges will be INR 1.5 per sq.ft. of flat size per month for next six months. Final CAM charge is likely to be INR 2 per Sq. ft. but has not been finalized yet. CAM charges are to be charged on square feet basis because UP Apartment Act has mandated all maintenance charges to be levied on square feet basis.



    Quarterly Interim CAM Charge for period from January 1st,2015 to March 31st, 2015



    1685 SQFT Apartment: 1685 X 1.5 X 3 = INR 7583

    2194 SQFT Apartment: 2194 X 1.5 X 3 = INR 9873

    2622 SQFT Apartment: 2622 X 1.5 X 3 = INR 11800

    3050 SQFT Apartment: 3050 X 1.5 X 3 = INR 13725

    3424 SQFT Apartment: 3424 X 1.5 X 3 = INR 15408



    Personal Electricity expenses



    Electricity charges of individual apartment will be charged based on actual consumption from the week of January 14th, 2015. The consumption rate will be INR 7 per unit (average for Mains and DG electric power) and the fixed monthly maintenance charge for DG load will be Rs 70 per KVA of backup DG connection. For the period prior to the start of metering, we will be collecting an average amount of INR 80 per day per apartment for B, C, E tower and INR 120 per day for A, D, F towers, for the duration of interim possession until the day of meter turning on, towards individual apartment electricity consumption charges.



    Method of Payment



    The prepaid electric meter operates on a pre-paid basis where meter supplies electricity till there is positive balance in the meter and automatically disconnects when balance is negative. Balance can be loaded in advance through a recharge process. To recharge, money needs to be deposited in CRM office and they will give recharge code which needs to be fed into the meter.



    The prepaid meter installed in the apartments will also deduct the interim CAM charges of INR 1.5 per sqft in advance for a quarter. Interim possession CAM charges need to be paid through the same recharge process. The due date for first recharge is January 20th, 2015. A reminder email will be sent, one week in advance before CAM charges fall due.





    CRM will recharge the amount in the meter the first time. Thereafter, you will get a recharge receipt and a code from CRM every time you deposit money for either CAM or Electricity charges. You will need to enter the code in the meter to register the recharge amount.



    Till 25th January, the meter will be showing negative balance, but will not disconnect if balance shows negative. After January 25th, if the balance is negative (more than INR -250), the meter will automatically disconnect supply till recharge is done. To provide, advance notice for recharge, alert sound will be generated in the meter when the balance is low (falls below than INR 500). We will also be installing electronic display units inside the apartment so alert can be heard more easily. Until such displays are installed inside the apartment, please watch for the alert sound in the meter unit on your floor.



    We hope you understand the urgency of this and will cooperate with us with prompt payment to allow us to provide uninterrupted services. If this system is new to you, please start the process early to ensure smooth transitioning to this system, which is now widely deployed in all Group Housing Projects.

    The Sunshine builder has come out with true colours. First Super area increase without increasing carpet area, refusing to pay penalty even after so much delay and almost no maintenance for those who moved into their apartments. Now they have dropped a bombshell that they will start charging maintenance without actually providing any maintenance. Please read the letter they have sent to all the people who have moved into their apartments. It's shocking. There is NO maintenance whatsoever. No complaints are worked upon. Pipes are bursting regularly on lower floors due to water pressure of so many floors, tiles are cracked/broken, kitchen work is not complete and the work is compromised by putyling low quality granite allowing seepage to the wood below the granite, intercoms not yet installed, Mr. Mehta, Incharge of maintenance, does not pick up the calls and does not attend to maintenance complaints, RO system installed is third grade which doesn't function properly, leaks all the time and is not attended to, the internet cableconnections are not done pproperly - you can't use phone/internet in any room, only in one place where connection is given, the play area , gym and other facilities are not operational. How can they ask for maintenance when they are not providing the required services. The only things working are the security and garbage collection. Everything else is non-existant. Please look at the demand letter they issues to residents. All of us must refuse to pay the maintenance charges. They cannot legally ask for maintenance till they give formal possession.

  • Every one said and we though Sunshine is a good builder. Now it is realised that it is no better than others in terms of looting & cheating.

    the same is the case for Jaypee (master of delays).

    In other thread people are getting the taste of Purvanchal quality (seepage master).

    All these big names are turning out to be bigger dis-appointments.

    Investors have made these builders greedy. Don't buy any flats in NOIDA. It is a complete shit. Let Builder, investors and Dallas die their own painful death in NOIDA.
    Let investors pay the maintenance fee and EMI both. These flats rate should be 2000 SQ feet; not more than that. Lot of issues. They have made the 30 floors without doing any engineering basics. Good news; PIPES are bursting everyday in the lower floors in SUnshine Helios. I have seen in fact few of people who have taken the interim possession and living in sunshine helios are protesting and shouting the slogans the builders. AIse flats ka investors are asking 1 carore plus for 1575 sq feet.

    They will loot in every month thru maintenance. Mahagun modern disclosed this bomb by forcing maintenance of Rs4/sqft. Upper se power back up ghotala. For 1600 sqft people end of paying 10-12k extra.

    Dont buy anything in sentiments in this hyped and manipulated price market. Job situations are really worse. So many firing is happening in the job.
    Refer the below link on firing. Its very sad.

    If you buy anything with sentiments and fall into huge loan and its EMI. Save your sleep and the life of family. Real estate prices in NOIDA is highly manipulated by builder, DALLAs and investors lobby. It is at least 35 to 50 % hyped. For some projects prices are increased by 60 to 70% in the name of imported tiles , marbells and fittings.
    Dont fall in their trap. Nevery buy till the prices drop by 40 to 60% and it comes in the range of affordability.

    Very good news. Aise hi in investors pe khoob charges lagao and force them to sell their flats in the reasonable prices. I have seen in one post; Swati has already predicted this that builders are going to impose heavy maintenance fee. Put them holding charges as well in hefty amount.

    Gupta jee abhi thode din aur aapne apna flat hold kiya to pata lag jayega ki mujhe free mein chahiye ya phir aap raaton raat money double karne ke chakkar mein sada ke liye latak gaye. sector-62 mein kya poore NOIDA ke har sector mein bhi metro banega na to koi price badhne wala nahin hai aur is market ko crash hone se koi nahin rok sakta hai. Aur ye metro or mall banne ki tarkeeb 1857 ke years mein hoti thi. Time ke saath apne aap ko badaliye nahin to aage ke real estate market ka crash dekh kar ke and maintenance fee bhar bhar kar ke kahin aappko flat free mein na dena pad jaye.....

    This will impact end users too...What is their fault ? In fact no body should suffer.The one who is doing the wrong deeds should be penalized.This is a high time that long awaited bill should be implemented and the prices , quality of one of the basic necessities of man (i.e makaan )should be streamlined and made more reasonable.
