Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    AFAIK: there was no farm there, ever on SSH land, it was a empty land so issues of farmer / NA perhaps would not be there.

    It was never allotted for industrial / educational purposes..so its usage never converted also.

    But situation is scary in all Noida / GN region..God know what opposition would do in coming days to open all the files for which complete Noida has been sold out eg. Wave infratech deal (opposite city centre), 3C is 78-79 (180 acres), golf city (150 acre) Logix in 150 (150 acres)..and so on

    Moreover very valid point:
    We can defntly check for payments by builder made to NA..we must ask builder to make complete payments to NA before possession because we are making payments in 3 years so why builder is taking 20 years and making us at risk ?

  • No body can garuntee wats going to happen in India..Even wat can a builder can do if HC denotifies any accusition..It it ridiculus tht for political issues General public of this country always suffer whether its Farmers or Buyers...both belong to AAM AADMI class.....In my opinion buyers should be watchfull .........

    नोएडा॥ भूमि अधिग्रहण से प्रभावित किसानों के पुनर्वास में हो रही देरी और अफसरों की वादा खिलाफी को लेकर सर्फाबाद और सोहरखा गांव के सैकड़ों किसानों ने सोमवार सुबह आम्रपाली बिल्डर का सेक्टर-74 में काम रोक दिया। आसपास के सेक्टरों में चल रहे कामकाज को भी लोगों ने रोकने की कोशिश की। घटना की जानकारी मिलते ही मौके पर फोर्स तैनात की गई। नोएडा अथॉरिटी के डिप्टी सीईओ सी. बी. सिंह और प्रशासनिक अधिकारी दीपचंद भी किसानों के बीच पहुंचे। किसानों ने अपनी चार सूत्रीय मांग अथॉरिटी अफसरों के सामने रखी। अफसरों ने सभी कामों को 15 जून तक पूरा करने का आश्वासन दिया है। किसानों ने चेतावनी दी है कि अगर 15 जून तक उनकी समस्याओं का समाधान नहीं हुआ तो वे फिर से बिल्डरों की साइट घेरेंगे।

    सोहरखा गांव के प्रधान नरेश यादव ने बताया कि नोएडा अथॉरिटी बिल्डरों को 15 हजार से लेकर 22 हजार रुपये प्रति वर्ग मीटर की दर पर जमीन बेच रही है। किसानों की मांग है कि अथॉरिटी के अलॉटमेंट रेट का 50 पर्सेंट किसानों को मुआवजे के रूप में दिया जाए। इसके अलावा 5 पर्सेंट जमीन के अलॉटमेंट में देरी हो रही है। लगभग 800 लोगों को 5 पर्सेंट जमीन का अलॉटमेंट होना है। अथॉरिटी किसानों के मुद्दों को धीमे गति से हल कर रही है और बिल्डरों के अलॉटमेंट में तेजी दिखा रही है। उन्हांेने बताया कि सिर्फ 50 से 60 किसानों को ही जमीन का अलॉटमेंट हो पाया है। इस आंदोलन में शामिल हुए किसानों का कहना है कि गांव का कुल रकबा लगभग 52 हजार बीघा है। इसमें लगभग 1800 बीघा जमीन ग्राम समाज की है। इस जमीन का अधिकांश हिस्सा सरकार ने सीलिंग एक्ट के तहत अधिग्रहीत कर लिया है। इसमें बहुत से किसानों के घर बने हुए हैं।

    सर्फाबाद के राकेश यादव ने बताया कि गांव की जमीन 2005 में अधिग्रहीत की गई थी। अब तक किसानों के पुनर्वास और मुआवजे से जुड़े मसले लटके हुए हैं। राकेश यादव ने आरोप लगाया कि पुनर्वास देख रहे अफसरों की रुचि बाहरी लोगों को प्लॉट पर कब्जा दिलाने में ज्यादा है। किसान ब्रह्म पाल, वेदराम, अमर पाल, गजेंद्र व भुज्जी आदि का कहना है कि जब तक उनकी मांगें पूरी नहीं होंगी तब तक सर्फाबाद, होशियारपुर, सोहरखा, बहलोलपुर, पर्थला खंजरपुर व आसपास के गांव के किसान बिल्डरों के काम को रोकने की कोशिश करेंगे। उन्होंने कहा कि किसान 15 जून के बाद सेक्टर-74, 75, 76, 78, 79, 113, 114 व 117 के कामों को रोक सकते हैं।

    डिप्टी सीईओ ने बताया कि किसानों ने मुआवजे की दर को लेकर जो डिमांड की है , वह अथॉरिटी लेवल की नहीं है। बाकी मुद्दों पर अथॉरिटी का रुख सकारात्मक रहा है। इंटर कॉलेज के लिए जमीन चिन्ह्ति की जा रही है। 5 पर्सेंट जमीन के अलॉटमेंट में भी तेजी लाई जाएगी। इस आश्वासन के बाद किसानों ने 15 जून तक अपना आंदोलन रोक लिया है। किसानों ने एक मीटिंग मंगलवार को बुलाई है। इसमें हर गांव से 10 से 15 लोगों को बुलाया गया है। इस मीटिंग में आगे की रणनीति तय की जाएगी। किसानों के साथ बातचीत में एसपी सिटी अनंत देव तिवारी और सिटी मैजिस्टे्रट संजय चौहान भी मौजूद थे ।

    NOIDA: Following the footprints of Bhatta-Parsaul's agitating farmers, Noida farmers turned aggressive on Monday and stopped construction work of group housing projects in sector 74 and nearby sectors. The farmers have threatened to stop the under-construction projects in Noida after June 15 if their demands are not fulfilled.

    Hundred of farmers of Soharkha, Sarfabad, Barola and Salarpur villages reached sector 74 carrying lathis and halted the project work of private builders including Supertech, Amrapali, Unitech and Gardenia. As soon as they reached there, the labourers working on the projects fled. The police were informed and four PCRs and three companies of PAC, led by SP (city) Anant Dev, rushed to the spot. Senior officials of Noida Authority including DCEO CB Singh also came to the place. The farmers calmed down after they were given an assurance by the Authority members that they would be heard.

    Naresh Yadav, the leader of the farmers and pradhan of Soharkha village, said that Noida Authority is forcing a repeat of Bhatta-Parsaul in the district. "The authority illegally acquired 200 acres land of the gram samaj after ceiling. Apart from that, the Authority acquired land at nominal cost, which is not more than 10 percent of the market price," he said.

    The farmers have been demanding 50 per cent cost of market price for their land, five per cent land for villagers and 100 metre plot to those farmers who do not have land. "Officials have assured us that they will put our case before the state government. We have fixed a deadline of June 15 after which, if our demands are not met, we will hold a large dharna in Noida and halt all construction work," Yadav added.

    "We have taken note of the demands that were raised by the villagers regarding land acquisition and development. We will act on it soon," said DCEO CB Singh. Meanwhile, addition security forces have been deployed in Noida and senior district officials are keeping a close tab on the situation.

    Tower C ka 3rd floor slab bhi ho gaya. Ab fatafat jeb khaali karni padegi! ab crane se kaam ho raha hai. 2nd floor slab 5th ko hua tha. 3rd 18th ko. This means now 2 slabs in 1 months. I wish I had booked in Golf City :D

    are kahan... jo log saare threads padhte hain wo golf city me continnue nahi karte... Agar padh lenge to cancle kar denge booking. to unhi ka bhala hone wala hai.

    Me to had booked in Gardenia Golf City and was a harassed soul. Fortunately, I canceled in right time and got full refund after chasing them for over 2 months.

    No deduction. We got full refund. But for that we had to fight a lot.

  • yo Basant.. it was a real pain to get money back..but now they have refunded back all to all of our group and everyone got full refund.

    But two thing we got from Gardenia ;-) that we can never forget in life.


    First: Very good experience of investing in real estate.

    Second: Life time friends - Basant, Munish,Pravin, Ashish, Rahul, Rikesh, Harish, Manoj. Ashok and others...
