          its happening ONLY in Noida and GNoida - Whole of Haryana is Freehold which means the payment is made in full to the land owner and govt is no where involved.

              Does this mean, we cannot sell our flat (for which we have taken loan) to a buyer who wants to transfer loan or take loan, untill the whole NA payments complete ?

                I am happy that I have no stake in Noida and GNoida but sad as many people are trying to act like ostrich and thinking that all will end well without even gauging the seriousness of the issue.

                Anyways its their money they are the best judge.

                    Lots of misconceptions here about leasehold.

                    LEasehold and freehold make a difference only if the conveyance deed depends on the flat being free hold.

                    This is important only in DDA flat, which were initially sold as leasehold and without conveyance deed. So it required to be made freehold, before conveyance deed could be made and only then could it be sold/mortgaged to bank for any loan/reverse mortgaged.

                    Otherwise they were sold on POA without these rights - and the POA subsequently paid the money for these rights.

                    Cost of converting leasehold to freehold for DDA flat is approx 50,000 Rs and not 24 Lakhs as someone claimed.

                    In DDA flat, therefore, it makes sense to convert to freehold - you can take a bank loan on mortgage/reverse mortgage or sell off the flat.

                    Now in NOIDA, conveyance deed is available on the leasehold land. So it is immaterial whether it is freehold or leasehold - it does not matter.

                    You can sell the flat/land

                    You can reverse mortgage the flat/land (HDFC guy gave you wrong info).

                    If at any time the authority grants rights of freehold, it will be not availed by anybody because it is meaningless in NOIDA.

                    Unless of course NA changes the rules - as someone pointed out, it is usually to tap some revenue from the people - just like service tax (I hate all tax)

                    So price of NOIDA apt should not in anyway depend on the leasehold/freehold issue - and in no way is the buyer being shortchanged.

                    Except for the stiff lease rent payment which the NA extracts from us - again , I hate our govt taking tax from us without providing anything except corruption in return.

                    After all, the NA sold the land to the developer - so why tax us again for lease rent?

                    But we have to live with the governments which we are stupid enough to elect.

                    Re: Oversupply, in 20 years the supply will dry up.

                    RE is a long term play - at least ten to 15 years holding period. In this time, the supply will be exeeded by demand.

                    NOIDA is currently a good option because the oversupply and competition is keeping prices very reasonable.

                    Good for the long term investor.

                    BAd for the short term investor who makes booking and then exits before registration.

                    For a middle class and lower middle end user, NOIDA is the best place to invest for long term appreciation plus own use

                      Its mentioned in BBA of SSH that


                      17. That The Sub-Lease Deed of the unit will be executed in favour of the allottee/s by the company. That upon the execution of the Sub-Lease deed the allottee/s will be bound by the terms of the Noida Authority.


                      19. That all taxes or charges, present or future, on land or building levied by any authority or any Government organization from the date of booking shall be borne and paid by the allottee/s.

                      But need to check whats written in Main Lease deed between Builder and N/A if Builder defaults what would be the consequences and who would be responsible ?
