Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    welcome to iref and SSH in particular. as correctly advised by fatchar earlier at present just do the booking with min amount and wait for the court decision; thereafter act accordingly

    इसी सप्ताह किसानों को आवंटित हो जाएंगे प्लॉट


    दीपावली से पहले ही क्षेत्र के किसानों को प्राधिकरण पांच प्रतिशत के प्लॉट का लाभ दे देगा। इसके लिए तैयारियां पूरी कर ली गई हैं। अब केवल सूची बनाने और छूटे हुए किसानों का नाम जोड़ने की कवायद चल रही है।

    ज्ञात हो कि नोएडा प्राधिकरण अंतर्गत स्थित गांवों के किसान अपनी आबादी नियमित कराने और पांच प्रतिशत के प्लॉट की मांग को लेकर काफी दिनों से धरना-प्रदर्शन कर रहे थे। इसके बाद प्राधिकरण ने आबादी विनियमावली में संशोधन कर शासन के पास उसे मंजूरी के लिए भेजा था। शासन ने कुछ दिनों पहले ही संशोधन को मंजूरी देते हुए उसे तीनों प्राधिकरण में लागू कर दिया। इससे पहले ही नोएडा प्राधिकरण के अधिकारियों ने गांवों का सर्वे कर सूची तैयार करने सहित अन्य खानापूर्ति पूरी कर ली थी। शासन से विनियमावली को अनुमोदन मिलते ही प्राधिकरण ने किसानों को संशोधन का लाभ देना शुरू कर दिया। पिछले सोमवार को ही प्राधिकरण ने 16 गांव के किसानों को पांच प्रतिशत का लाभ दिया था। नोएडा प्राधिकरण के चेयरमैन व सीईओ बलविंदर कुमार ने बताया कि अब तक 22 गांव के किसानों को पांच प्रतिशत के प्लॉट का लाभ दिया जा चुका है। इस सप्ताह के अंत तक 1997 के बाद के सभी गांव के किसानों को प्लॉट का लाभ दे दिया जाएगा। हालांकि अभी यह स्पष्ट नहीं है कि किसानों को कहां पर पांच प्रतिशत के प्लॉट दिए जाएंगे। नियोजन विभाग इसके लिए जगह तलाश रहा है।

    छूटे नाम जोड़ने को मिले किसान
    प्राधिकरण द्वारा तैयार की गई पांच प्रतिशत का लाभ प्राप्त करने वाले किसानों की सूची में अब भी कुछ नाम छूट गए हैं। इन्हें जोड़ने के लिए किसान संघर्ष समिति के पदाधिकारियों ने सोमवार को चेयरमैन व सीईओ बलविंदर कुमार से मुलाकात की। समिति के दलवीर यादव, महेश अवाना व मनोज चौहान आदि ने किसानों के नाम और उनकी आबादी के खसरे नंबर सूची में शामिल करने की मांग रखी। इस पर चेयरमैन ने डीसीईओ दिनेश कुमार सिंह को सूची में छूटे हुए किसानों के नाम जोड़ने के निर्देश दे दिए हैं। सोमवार को ही चेयरमैन को किसानों व जेपी अधिकारियों संग उनकी परियोजना के आसपास के गांवों की समस्याओं के निपटारे के लिए बैठक करनी थी। मुख्यमंत्री दौरे की तैयारियों में व्यस्त होने की वजह से फिलहाल इस बैठक को एक सप्ताह के लिए टाल दिया गया है। वाजिदपुर गांव में चेयरमैन ने कुछ दिन पूर्व निरीक्षण कर करोड़ों रुपये की विकास योजनाओं को स्वीकृति प्रदान की है। साथ ही उन्होंने राजकीय डिग्री कॉलेज के विकास के लिए भी साढ़े पांच करोड़ रुपये जारी किए हैं। इस पर समिति पदाधिकारियों ने उन्हें धन्यवाद दिया।

    If possible, really go for 2450. You would be one of the most unique people of Noida who would have only 2 flats per floor!

    But someone posted here that only 17 and above floors are available in that size. get hold of an employee in Sunshine Team, and see if some buyer is willing to exit for a profit of around 20L.

  • Thanks Sid. How much required for booking? And would that be refundable in case something went awry? I do have some apprehensions about the farmers issue and would feel better about a clear exit route ... although my strong feeling is that things will get sorted out.

    Another option we are considering is buying a plot to build upon. Can forumites suggest something? Dare we entertain that possibility in a noida sector? I know that GN scenario is much more promising - both in terms of cost and availability, but we are not currently motivated to wait another half a decade or more for the places to become inhabited. We are earnestly pursuing an end-use option. Forumites' advice much appreciated.

  • a 112 sqm plot in fullu inhabited sec 47 will cost at least 90L for bad location and up to 1.2 cr for good one. builtup kothis are asking for 1.5 cr.

    if purpose is end use, i feel a 2000+ sft flat would give much better standard of living than a small kothi. I have stayed in sec 47 on rent in 3 different kothis, so have first hand experience.

  • total floors are G+20+penthouse. so i think one or 2 of 18, 19, 20 shold be available. for lower ones, maybe only resale. why i suggested resale was mainly to save money.

  • Okay, the kothi option sounds less attractive now compared to the fully loaded (fingers crossed) set up that SSH may deliver.Excuse my ignorance, but what is the resale price and what are the SSH owners quoting?

    I understand SSH is a good option but incase you don’t find anything worthwhile available I will suggest you can have a look at Victory Crossroad in Sector 143 B on Expressway. I have booked an apartment of 2145 sq Ft there . I liked their layouts though delivery is 2013 end . Cost wise its still reasonable and atleast till now I liked their management team . www.victoryinfra.com

    - after dscn with a very accomodating mgt u can book the flat in SSH for 1.0 lacs. make it clear that in case there is a problem due to court decisions then u will b cancelling the booking. u may loose out rs 2500/- as servoce tax on cancellation

    indep house/ flat and GN or Noida
    - there is nothing like ur indep house if one can afford it. 112 m plts r pretty small to live in but they can get u good rental income. 'the rates of fully developed/ habited sectors have been spelt out by fatichar. the rates r similiar in sector 51 /50. the rates r lower in sectors like 117/ 119. u may take the call depending upon the depth of ur pocket.
    Noida/ Greater Noida.
    - GN is the place to settle down betn the two cities. a 200m sq plot in a fully dveloped sect like aplha -ii will cost u 70-75 lacs + the construction cost. a similiar sized plot in 36/37 sect will cost u rs 60-63 lacs depending upon location-rd width/general or corner etc but then there r other factors to be considered-
    - commuting dist 2 ur and hubby's office.
    - higher education of children . there r no good govt colleges though a no of pvt institutions exist. will b difficult to commute to DU- hostel will be the option.

    i do not think that any resale is going on in SSH as most of the people who have booked there flats r end users

    negotiate with the SSH mgt and i think u can get a flat at 3700/- bargain hard. however inventory is very limited; there is no availability in 3200 sq feet. what size r u looking at?

    2) There are always investors in every project..there is a strong possibility of availabilty of good location in resale.

    I am afraid it is not quite true. I guess there are still a lot of investment properties that haven't yet made to the secondary market. I met with someone a few months back who had bought the entire (lower) floor for one of the larger plans. Check w/ Sandeep.

    Current rates are DP 3700, Flexi 3850 and CLP 3900 on their website but you can always negotiate for approx 100-200 Rs.

    But I doubt for availibility in any lower floor.
