Another new project in Noida :

Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    Can you explain why Rakesh Yadav not being a part of Sunshine is a positive. Was Antriksh screwed only by this one director only and other two were completely innocent?

    What about brokers who are selling Antriksh projects? what do they say?

    Sunshine sells directly. Even if a broker is selling it, he cant match the rates given by sunshine directly. so almost noone has bought thru a broker. Brokers never like such projects.

    No, I feel all promoters are responsible if a project has screwed. I mentioned that presence of other yadavs remains a concern. you can say 1/3 of concern is gone. most of us booked on the image of Mr Daw and the transparency shown, which was different from Antriksh. difference was quite visible in many aspects between this project and the neighbouring Antriksh projects. still we were really concerned, and hence met Mr Daw. following was the conversation:

    WE: "looking at delays in Antriksh Greens and Antriksh Nature, we are really skeptical. as two of the directors are same, how can we believe that Helios won't meet the same fate?"

    Mr Daw: "I have 2 flats in Antriksh Greens. I should be, and am, more worried than you. every 15 days I call rakesh yadav regarding the delay. i am not happy with him, as he is the promoter of Antriksh. when this idea of launching a project came from Yadavs, I accepted on the condition that Rakesh would not be a part of it. We dont want to talk much, time will only tell."

    Now it is very difficult, if not impossible, for us to verify what he said. i don't ahve any friend in mentor graphics, the company Mr Daw is CEO of. but whoever I met, has praised him. it is because of his image that many employees bought in Helios on down payment in March 10, when the project didn't even have its papers ready. the project was lauched only after the papers were in place, which was 5 months after that (Aug 10).

    this gave us some confidence.

    Also noticable was absence of usual selling tactics - like "project almost sold out", "rates revising soon", "so and so facilities", "great appreciation" etc. what he talked with us was basics - thickness of saria, space between towers, space inside the flat, thickness of glass pane, quality of grills in balcony etc. they honestly told the amount of booking they have done - just 35% that time (Jan 11).

    So overall, we were satisfied.

    But it's not done till it actually is! concerns remain. that is the calculated risk we hae taken. till date they seem to be on track, but who knows if they will start crawling after the structure is complete! oly time will tell.

    As I pointed out, It was in Jan 11. by launching one 5 acre project, that too in partnership with 2 others, i dont think one becomes a big builder. who knows, he might be intereested in selling the flats to get 3-4 crore, and wouldnt get good rates untill the project is delivered?

    But that's not the point.

    What I wrote was the conversation that we had. we didn't verify anything that he said. i presented the conversation for the info of readers. it is up to the individual what to believe and what not. I didn't say that I believed every word of what he said. overall I was satisfied, and am satisfied. What do you want?

    i think u r making staements based on pre conceived perceptions. pl do not see the project through coloured scopes and i think u know nothing of the project. pl go on ground nad then pass judgements.

    brokers do not know a dime of the project. the same broker who is discouraging u from helios by giving u example of antriksh will be ready to sell u a resale in antriksh when u apch him as a different customer( on tele). i do not know of a single buyer who has booked through a broker.

    by the way couple of yrs back even 3c were almost unknon builders. as AA had stated that helios is the dark horse; rest only time will tell.

    yes, 12th floor slab is also done:-), get ready for next installment ;-)

    12th for tower C? how is this possible man? 10th was in progress when the last newsletter came out. did they put 2 slabs in 20 days?

    in last post you wrote 5-6 floors for internal work, and now only couple of floors?!

  • I reconfirmed from my friend..Yes, 12th floor slab done for tower C (11th Floor Lanter) both B and C tower are at same position (structure wise).

    internal work was done up to 5th floor (1 week back).

    Its 11th floor slab done for Tower C and 12th for Tower B

    To all fellow buyers in SSH,

    Do you have any ideas that could make our project better? Please share here. We can consolidate them and propose to the management.

    Keep following points in mind:

    1. Idea should cost nothing or very little to implement.
    2. The improvement should be general, not personal, and benefit as many residents as possible.

    Here is my list:

    1. Convert Badminton Court to Tennis court. Badminton courts can be made on the roof.

    2. Cover some section of the swimming pool (for ladies).

    3. Provide a single centralized internet facility (paid).

    4. Make most areas wheelchair friendly.

    5. Do not allow brokers. Appoint one salaried person to look after all sale and rent.

    6. CCTV in common areas, especially at gate.

    7. Provide mandatory video door to everyone (charge extra for it).

    But both look immpossible without some major plan changes now.
    1. Tennis court need more than twice the area required for badiminton court. I play everyday so could not think about moving to society which does not has one :(
    - badiminton courts cannot be on roof cause it belongs to penthouses and more ever your cant play baddi with all the wind on roof.

    2. open swimming pool on ground is very uncomfortable.
    - Check out the one in ATS-1 sector 50. Totally exposed in between 200 houses.
    - It should have been like silvercity or ATS village , where it is still open but in the basement...so a little sense of privacy is there..

    Personally, I would prefer an open pool over an indoor/closed one as I don't find them secure enough.

    Its true that some individuals would be hesitant to use the pool, but the situation has been changing gradually. I have been witnessing this at Windsor Greens sector 5x for the past several years.I also feel that some of these individuals won't use the pool at all, no matter whether it is open or closed.

    1. Swimming pool: a.It would be great to have a swimming pool one level below. It provides some privacy( it is not covered /indoor). Secondly it gives a structure and boundary to it. Thereby increasing overall space utilisation, and the area thu s gained could be just left as green play areas for the kids.There is an element of safety too.
    b. I would prefer a simple rectangular swimming pool than a artistic one. A 30 metre by 25 meter shape ( for a 400 family complex)with a 3 feet to 5 feet gradient is practical and again saves on space.

    2. Tennis Court: Would be absolutely wonderful if SSH can squeeze in a tennis court somehow. Looking at the layout, it could be possible. Maybe some open car parking space would need to be sacrificed if they are not already fully sold out.
    3. I have not seen specific mention of a EPABX ( internal tele network). That is an absolute must to encourage in-community friendships amongst kids. For safety too.
    4. Would prefer a small drivers room with washing facilities.
    5. Garbage disposal chutes. These are normally on each floor and you put in your garbage in there and it all collects in a bin at the basement that is then cleared off. Maybe this is a bit of a structural thing and not possible now. ( but the other part of me tells me , why not if there is a will)
    6. Broadband, TV and : Integrated pipe to the home.

    Wishlist.. But hey it is a Diwali time.
