I think its too early..let the situation get clear..we can plan in coming weeks if things get worst..till then wait n watch and hold your payments tight..and in this difficult situation even builder should not ask for the installments till the time things gets clear.

      what say ?

why should wait till it blows up? i am sure that the management at SSH would also be clarifying the issue from NA. we r just seeking additional inputs with regards to the legal disputes, if any, on the SSH land .

while we may be casually disposed off individually, it wouldn't b the case if we approach them as a team.

i hav not been able to understand as to what does being "careful" [/COLOR]incorporate, apart from stopping payments 4 which we shall hav 2 pay addl interest subsequently.

            regards

                  http://topfloor.in/index.php/article/current-issue/2075--koi-to-rok-lo

                  Koi to rok lo!

There’s no stopping the farmers who, after a huddle over a hookah, bully the builders, wield their lathis and come up with fresh demands almost everyday. This time, their target is 7X sectors. Tomorrow, who knows?

As rookie reporters we were told “When you want to deliver a message to the farmer, it has to be simple and clear as farmers are simple people, so you have to deal with them on that level.” Ask Noida builders and homebuyers and they’ll tell you a different story. “We have sympathies with the farmers whose lands were forcibly acquired by the authority. But threatening to stall work at projects just about everywhere in the city is sheer nuisance,” says a developer on conditions of anonymity. The builder is miffed because it’s the third time in as many months that lathi-wielding farmers have disrupted work at his Sector-76 project. “All my life I have firmly believed that if I have eaten today – I must thank a farmer! But now these same farmers are giving us nightmares.” The developer says if their demands are not being met, why don’t they gherao the authorities? We’ve bought land after a proper bidding process…why harass the buyers and us? If the project’s delayed, who will suffer? We haven’t gone ahead and evicted them from their land.”

Farmers of as many as 10 villages in Noida have threatened to stall work in sectors 74, 75, 76, 78, 79, 117, 116 and 113 where mostly highrises are being built. NorthEye, Supertech’s ambitious tower comprising 60 floors is also being planned in Sector-74. In April also, farmers agitating for land compensation held hostage Amrapali employees in Sector-76. Next month again, hundred of farmers of Soharkha, Sarfabad, Barola and Salarpur reached Sector-74 wielding lathis and halted work at Supertech, Amrapali, Unitech and Gardenia. Says Naresh Yadav, pradhan of Soharkha village, “The Noida Authority illegally acquired 200 acres land of the gram samaj after ceiling. Apart from that, the Authority acquired land at nominal cost, which is not more than 10 percent of the market price.” According to Yadav, farmers have been demanding 50 per cent cost of market price for their land, five per cent land for villagers and a 100-metre plot each for landless farmers. “Officials have assured us that they will put our case before the state government. Earlier, we fixed a deadline of June 15, for our demands to be met. But nothing happened. Now it’s July 20, after which, if our demands are not met, we will hold a large dharna in Noida and halt all construction work,” he added. If you believe Yadav, Noida Authority acquired land from the farmers at Rs 400 per sqm and sold to builders for Rs 10,000 per sqm. “The acquisition was principally done for industrial development, but midway, the land use was changed for so-called planned development. Our objections were not listened to.” Yadav says there are more than 800 claims of 5% plots. “No such allotment has been done since 2005,” he says. The threat has come despite the fact that Rama Raman, CEO, Noida Auhority, has categorically said that stern action will be taken against those stalling work at sites, which are not legally disputed. But how does one know whether the project is disputed or not? “Not even builders know about their own projects,” says another developer. The best recourse could be filing an RTI and checking with the authority. Till then, kisan jeene nahi denge, aur builder marne nahi dega!

Did SSH talk to authority about any pending case and obtain clearance certificate ?

more bad news for noida extension

Patwari village farmers get relief as HC scraps land acquisition in Noida Extension

In yet another blow to the Mayawati government in Uttar Pradesh, Greater Noida Industrial Development Authority (GNIDA), builders and would-be home owners, the Allahabad High Court on Tuesday cancelled the land acquisition in Patwari and Dewla villages in Greater Noida. The High Court ordered that 589 hectares of land be returned to farmers.
The order follows the one in the neighbouring Shahberi village, could affect several housing projects in the area. Sampoornam, Nirala Estate, Patel Neo Town and Amrapali Leisure Valley, Arihant Arden are some of the builders who have launched their housing projects in two villages.
Acting on a batch of petitions by farmers, a division bench comprising Justice Sunil Ambawani and Justice SS Tiwari set aside the acquisition of 589.13 hectares of land in Patwari and Dewla villages, falling under Dadri tehsil of Gautambuddh Nagar district.
The land was acquired by the state government through notifications in March 2008 and May 2008 for building residential complexes in Greater Noida area neighbouring Delhi.
The order came barely a fortnight after the Supreme Court had struck down acquisition of 156 hectares of land by the state government in village Shahberi in the area, saying the authorities were “subserving” private builders in the name of public interest.
The apex court had on July 6 upheld the Allahabad High Court order which had quashed the land acquisition by the Greater Noida Industrial Development Authority under the urgency clause of the Land Acquisition Act and directed that the property be returned to the farmers.
The Authority and builders had moved the apex court challenging the High Court decision.
On May 30, too, the High Court had quashed acquisition of 170 hectares of land at Gulistan village in Greater Noida.
The main question is what will happen to the buyers of the flats in all these projects?
