Website is excellent, no idea about ground reality..Even could not find the builder details..But the concept and amenities are excellent..

Has anyone got any clue about builder and any completed project by him.

Surprisingly no broker is also talking about this project.

    - had gone, twice, to the site . the wk is progressing well. however, during both times vijay and sendeep were missing . they r supposedly busy with registration and marketing of the commercial project

    - tower A has reached 14th floor . brick wk has reached 9th floor. didn't count floors of other towers but wk was going on in all.

  • have not heard of any resale till date. but most buyers are end users. some are shifting to other cities (me and one friend), but dont want to sell now.

    so even if a few resales are there, rates would depend on case to case basis.

    According to me, 4000 all incl is a good rate for a buyer. 4500 all incl is a good deal for a seller (considering non-PLC floors, above 7). actual deal should happen between these rates, depending on the unit and eagerness of the party.

    In 4000 all inclusive, one can get Mahagun Mordene in fresh booking which will turn out better that anyone else in Sec 75-79 due to facilities planned and kind of flat like Duplex etc they are building in society.

    3500 All inclusive could be good deal in this project until not delivered because "Possession abhi baaki hai mere Dost".
    From July 2012 Mahagun is handing over possession to Low rise duplexs.

    I agree that Mahagun is a good project. But 4000 all incl does not seem possible.

    As per the website, Rate in Flexi is 4200.
    Floor PLC is additional, applicable till 16th floor.

    Location PLC:
    Low rise facing 50
    commercial facing 100
    park facing is 150 or 200

    covered parking 3L.
    power backup 25
    club membership 1L
    lease rent 75
    EE and FF charges 80.

    After all these charges, I doubt that fresh booking can be done at 4000 psf all incl.

    Rahi baat 'better than anyone else' ki, to I won't comment. One can only hope. No one can tell for sure what is going to happen. Looking at past projects, Assotech and Mahagun should come up very well.


    Obviousely possession abhi baaki hai, But looking at the current status and the size of the project, it seems that SSH will be the first project to complete in sec 74-78.

  • Praveen, don't go on builder website rate. Recently someone booked at 4000 all inclusive in new towers.

    In resale it's going at 3500-4000 all inclusive depending on PLC and floor all inclusive. (This is based on someone who asked my opinion about buying a 5th floor park facing unit @3900 all inclusive in Flexi).

    People will say why I am writing of low prices about project I am invested as on IREF people are claiming dabba project selling at 4500 in resale.

    My answer is IREF is to give honest advise not to celebrate diwali about your project/investment.

    I can't write "I know someone who bought in resale at 4500 BSP in Mahagun." My soul don't allow this to write.

  • That sounds good. I don't know then why people are going for resale deals in so so projects at 3800 rates.

    Trialsurvey, I think you would be tempted to get an all incl deal slightly above 3500 psf in Mahagun.
