As 3C has officially launched Lotus Zing, Can we discuss pros and cons of this project and location.

Floor plans and site layout is out on 3C's website.

What is your say on location of the project,

I would appreciate if senior members can comment on this.

    I am new to Noida RE.
    Looking for investment for 35lakh with 15lakh in hand. Pls guide if this project or any other project make sense?

    By the way This project is bang on Expressway.. just few steps away from Expressway.

    Bhai apne ko to ek 2BHK lena hai...

    Was (infact still) considering Kosmos...
    Then someone referred Kasa Isles...
    Then Sapphire due to reduction in rates...
    Now someone suggested Zing...

    Kosmos: Still in consideration
    Kasa Isles: Dropped
    Sapphire: Dropped
    Zing: Considering now

    Waise, which one would u suggest?

    Zing Location is no doubt better than Kosmos approach wise from expressway and near to proposed Metro.
    Zing has one small drawback, It has 1 BHK also.

    If kosmos is cheaper than Zing, Kosmos is better.

  • Paras tiera, Kasa Isle are other options. I am also looking for 1 BHK and my preference is KI.

    Yeah... but it has only 2 Towers of 1BHK
    Zing's Layout, Floor Plan and Location look better than Kosmos
    It seems expensive by around 500 psf
    Visiting Zing today to have a look...
    If things appear fine, i'll be open to Zing as well as Kosmos depending upon good Unit and price
    Lets see what i get...

  • I think Lotus Zing is far better. One location is beautiful, you can just see Advant building in front of it, bang on expressway, commercial coming up on left side and best builder of Noida. Layouts and overall project plan is great.

    Another positive, Shiv Nadar school, which seems to be shaping up into a pretty big school, is bang on neighborhood. This will also be a very positive factor for appreciation in future, check out Delhi trends on this factor.

    1bhks, I think most of them convert to studio apartments, and I still feel gentry in Zing will be far better even though it has 1 bhks, because of high base.

    Rest you only need to take final call.

    Do u feel being bang on Expressway can cause problems, as in, noise due to traffic, specially at night?

    Theres a greenbelt, a covered drain, sector road, society road, some trees also in between.

    At present, EW is not like NH2 or NH3, IF you have a unit in tower 16 or tower 1, EW facing... at night it view will look like Marine drive..;)
    btw, No PLC for EW facing also...

    choose high floor..personally i feel there would be noise issue in EW facing flats..

  • In future when all the societies are delivered and occupied, EW will become very active even in night. Then noise will become a big issue. I have lived in a highway facing flat on 9th floor in a western country. And I can tell you it was tough to open the windows...

    Agree, given a choice, high floors should be opted when it comes to EW facing towers
    In future, Traffic/noise/Pollution can only increase in EW with the time. SNS school will add to this in morning and lunch time.

    1. Tower 16, Unit 1 (Pure EW facing)
    2. Tower 16, Unit 2 (Both EW and Park facing)
    3. Tower 14, Unit 1 (Park facing diagonally EW facing, bit inside so less Noise)

    I am getting options in all three mentioned above...

    All the above units will have south-east facing balcony, which is excellent for getting sunlight.

    Still, would recommend T16, Unit 1 will save you park facing PLC, Unit 2 will provide you the view same as Unit 1 along with society view. Also, Unit 2 has a edge over Unit1 in terms of sunlight.As far as EW noise issue is concerned, theres a good 150 Metere distance between it, and if a high floor simply ignore it.

    Avoid Tower 14 as:

    - It has more loading it has 2 Floors Extra which means 12 more families.
    - Not EW Facing.
    - Will See shadows of tower 1 & 2 in morning.
    - IF you see layout, Tower 14 & Tower 15 have their units 1,2 little backwards in comparison to Tower 12A & 16.
    - Equally far away from all entry and exit points, just a time saving thing nothing much :)
