Hi All,

As 3C has officially launched Lotus Zing, Can we discuss pros and cons of this project and location.

Floor plans and site layout is out on 3C's website.

What is your say on location of the project,

I would appreciate if senior members can comment on this.

    As soon as project is launched builder claims that all lower floor are booked and only higher floors are available...this is just a plain tactics followed by builder to sell higher floor first...as they can sell lower floor with a premium later on.....One more thing I am no able to understand is that till date 3C has not delivered a single project in Residential segment...so how people are praising 3C brand....its only because most of the people in this forum have either booked in 3C panache or logix and hence most of them praise 3C and logix as a brand...till the builder delivers a project nobody can be sure about quality and the promised things will be delivered...its always better to look at all the option available and then go for the best one which is also best value for money...in todays market when most of the project are selling at 2500-2700 at pre launch phase I feel its not wise to go for a project which quote 3000+ and only because its earlier launchd project were sold quickly and people praise its brand name in various forums without even a single delivery :)

    I am looking for 1bhk and don't think that zing is so bad. Remember, there are no as mush supply for 1bhk as for 2bhk or 3bhk. So, zing will definitely have the advantage.

  • 3C and Logix still stands out..

    Most of the project launched with LP and LBC have not even started their work. Making boundry wall and digging work like a swimming pool can't fool buyer. Go to sec-137 and you will see the growth of the projects.

    Then see progress of LP and LBC. There are many good things about these builders :

    Innovative designs and green buildings.
    Not too crowded.
    Work progress.
    Less fraud (if they cheat here there commercials will go for a toss as corporates don't deal with losers)

    2500-2700 only if you go away from g.noida..but in g.noida, i think, it just 100/150 rs difference. because zing has its rates all inclusing. My friend booked 915 sq ft for 3275 (including 6th floor plc, park facing plc, parking, power backup, edc/idc, lease rent). Other projects in g.noida has no. of charges excluded. So, if you sum up there is not big difference And I am ready to pay this difference for 3C tag. Till now, 3C has delivered commerical projects and they are good so far.

    I just did a quick comparison of zing prices with other projects close to it. (Projects going in 137,143, 168). And after comparing, I don't think, zing is as much overpriced. There can be discussion related to 168 and 137 location but at present you can't comment as the areas around both 137 and 168 has to be developed. And 168 has the advantage to be on the eway.

  • Are this rate the actual rate at which transactions are taking place...I think till few months back most of the project in noida were sold at around 2600-2800PSF all inclusive.....and when currently market is oversupplied with lot of project in noida, are builder getting buyer at 3000+...infact few of the project you have listed here have not even started construction....I think still people can get good project in price range of 2600-2800 PSF all inclusive if they can negotiate well and if they do a good research and talk to as many brokers as possible to get best rate.

  • good comparison guesswho........proves zing is not overpriced at all. i would have still paid that extra 100 - 200 psft for 3c's tag. Some people might not agree but i know one thing, 3c projects are selling like hot cakes and you hardly see any 3c buyer who regret buying in 3c's .....LB or LP and now LZ. atleast as a buyer i know my money is not going to get stuck unlike many other builders who are having hard time selling their projects.

  • This is not a correct calculation sheet.

    There are broker discounts and builder discount for all of these projects.

    Logix is no way 3650 per sq ft2 lac extra for covered car parking


    Boss you have picked up rates from just any websites, these are old rates and things have changed in last few months.

    I own in LP and i still say Zing is not worth it, don't try tht hard to prove it :)

    Go to each of these builders , get the current rate and then compare, u will see the difference.

    I was with Logix earlier but could not digest Height thing (8 feet 9 inches ) so decided to strecth my budget and booked in LP (which i always preferred but budget was constraint).

    Just came to best project from good project

    I understand your concern but in Indian real estate where jungle law is the rule, we should appreciate those builders who say some thing and then at least try to live by it.

    In April 2010 when I was looking for, contacted Exotica employee, he told me 18th floor 2485/sqft all inclusive in Flexi.
    Ajnara Daffodil was sold below 2600/sqft all inclusive. Same with Paramount Sec 137 projects.

    Logix also realized the market and launched at 2650-2700 all inclusive for their Sec 143 project.

    There is a thread in IREF where people reported their actual booking price with complete detail. You can refer that thread.

    Yes, I took the rates from the websites only and I mentioned that there would have discounts to these projects.
    I'll now give a call to a broker and ask the current rates and post it here.

    I am trying to convince here that zing is the best among all because at present we all are making the predictions about metro/IT parks etc. etc. 5 yrs down the line, you never know. People invested in Omaxe/Parsavnath near sonepat/bahadurgarh and still waiting for possession. No premium there.

    All I was wondering about zing demand in the market, I didn't get any low floor just after a week of tower launch. So, it seems that people trust 3C projects.

    Zing has no comparing with LB/LC or even with Logix blossom count but with all others in 137/143, I'll rate zing higher than other due to 3Cs reputation in the market and its express way location.

    Rest ..just wait and watch.

    Made up my mind to book 1bhk in very soon to launch tower 10.:D

    Logix County : 3400 Per sq ft including all charges (Cover parking) (subtract 1 lac if you get open parking) (PLCs extra)

    4-5% discount extra

    Logic greens : 3050 all inclusive (PLCs extra)

    4-5% discount extra

    I didn't try to get other projects rates as I feel investing in logix or 3C is better as compared to others.

    Zing rate :

    old tower (7,8,9):3175 all inclusive (PLCs extra)

    New tower (16, 10) : 3225 all inclusinve (PLCs extra)

    2.5-275 % broker discount extra ion basic sale price (3050)


    All these rates are for CLP. Flexi plan will include more discounts.

    Point Taken about Zing pricing.

    Just wanted to add...
    -Logix is offering 5% on both County & Greens ( I went to their office last week)
    - Ist parking is covered only (so cann't substract for open ) but you have an option of getting 2nd one as open parking.
    - There is also a referral discount of 20,000/-. That you can split with the person who has referred you ( has to be an existing County member)

    I know members here can again get into a debate about the contruction has started at county, Sector 137 & 168, Metro, Industrial Area etc..

    I feel no one can be certain about all the things,..risk is involved for sure, after the initial investigation it all comes down to your gut feeling (at times it works better) while taking the final call. As amitexpert said, if you feel project is good few 50-100 Rs here & there would not make much of a difference in long term.

    I have made up my mind, going for Zing but only if I get my prefered Size (Not 1 BHK) & location , which are not available right now. If I get them with the launch of new towers fine. Otherswise will wait & evaluate the options again.

    Agreed. Tower 10 will be launched by Monday and then it will be tower 15 (915 sq feet).

    It seems, they will keep the tower 15 and 10 rates to 3100 bsp.
