  • Every project is given a "new name under a new company account".. which is to manage funds
    if ATS or any builder will keep just 1 account then it will be very difficult to identify which customer had send funds for which project.

    As far as the name Dream Zone is concerned .. it must have been shortlisted with collective consent of all the directors / partners of this project.

    PS: this is my personal understanding of the topic.

  • only buy larger areas... do not go for 500/ 1000 sft... who the hell will put them on lease?

    unless the developer has clarified leasing process, do not buy less than 5000 sft..

  • Untill Unless the Builder is Holding At least 60% of inventory to himself for Lease only....Any commercial project will fall apart

    No Brands or Offices want to deal with dozens of Investors.....it simply doesnt happen

    All succesful commercials are in which builder held majority area as lease only....tied up with brands, MNCs and leased directly....


    ATS as a builder has credibility...but everything in RE is project to project basis

    Dont fall for Brand name.....check the basics first

    1. Ask if builder has any area which is Lease only ...and how much %

    2. Loading

    If Builder is holding on to at least 60% for lease only,,,,,and loading is 40-45%....Then go for next step

    How about Retail shops in this project? How do they stand in comparison to some of the other commercials in vicinity such as JC World, Jaypee Wishpoint?
