3 bhk noida rent 12000-18000 in new sectors 76 / 77 / 74 / 121 / 70 / 78 / 135 / 137 / 168
MM 78 2 bhk just 15000 so many listings 12XX sqft.
sec 137 2 bhk 10000 so many listings.
so many flats ar now vacant in vaishali / INdrpm,
most of enduser get thrir flats in noida & tenents also shifting to noida for better infra / less rent / less power cut.

    Arjuna bhai, the bachelors and new tenants definitely might be looking but in general this is not the case. You take e.g. of Lajpat Nagar delhi. Congested, lots of issues but people not moving. You take Indirapuram, the flats have same or better amenities than new apartments in Noida + people have their friends and families living nearby so they not moving + less maintenance fees.

    I know people with flats for investment in Noida sec 76/78 and living in own apartments in Indirapuram so in general this observation not true but am not including bachelors and people living in builder floors but then they don't want to pay maintenance fees of apartments.

    Some of the rentals are coming with maintenance paid for 1year or so but this is till maintenance adv deposit is finished then renter have to bear that 3k cost per month

  • This is far from reality ... people on rent want developed and inhabited areas with malls shops hospitals etc etc all ready to go ...not upcoming. Maybe 2 yrs down the line yes...but that also does not even seem very possible

    where as in noida sec 75 / 121 / 77 / 137 / 135 / 78 2 bhk
    Rs 8000-12000/ month + 2000 maintenance = 8000+2000=10000
    sec 75 is just opp sec 50 fully developed clean & green.

    difference is 19000-12000= 7 thousands rs so many couples preferrd noida from vaishali .

    35% difference is big,
    most of the flats are vacant in vaishali as teanents shifting towards noida
    who works in noida expressway preffered sec 135 / 137
    as 35 % less rent, time saving , new flat, big park, biggest malls of NCR, best INfra, clean & green.

    where 2 bhk just 8000-10000
    difference 19000+2000 maintenance + transport + time=21000 /month
    whereas in NOIDA 10000+2000=12000
    21000-12000=9000 / MONTH SAVING + TIME SAVING TRANSPORT COST APPROX 5000
    WITH POOL CLUB NEW FLAT / NEW WOODWOORK.
    TOTAL SAVING min 14000 / month
