Hi Guys!!!

Could you let me know prospects of Mezzarie projects Sector 78. Currently in advance stage and expected to be delivered by next year end ( 2017)

Could you pls help me in understanding

1) Why anyone should invest in this project

2) What prospects do u think this project holds in terms of appreciation.

3) Do you think price is going to be 8,000/- by next year end.

4) Are there other competing project in surrounding at lower rate.

  • My sense is if one is investing now rate is 5500 to 5800 and with atleast 10 % cost of debt landed cost will be atleast 7,000 per sq fts which means projects has to be atleast 8000 to be fetch some real return.

    8,000 per sq fts from current rate means 33 % jump...very unlikely.

  • Even if the project ticks all the right boxes, the location in the super dense Sec 7x cannot be wished away. I do not believe there is any chance of reaching 8K levels. Sec 107 now with the uncertainty gone is much better bet and a more premium location.

  • Real analyst; one more point any premium project say one priced over 6K psf should be at a fair distance to metro station and the main road, location on sector road is fine. Where as for a mid level apt proximity to both is a bonus

    It will give you negative return because price is not going to increase in next 5 yrs. It's very simple to calculate.
