I am presently based at J&k planning to buy a flat in noida/gn. I was in delhi on the weekend and visited both Noida and GN jaypee offices. While at GN, I could meet the Jaypee people(company employees), at noida sec. 128 it was total chaos. As I entered their sales office, I was smartly escorted by an agent, who I initially thought was a Jaypee employee. only when he showed me the calculations for the Kosmos 2bhk, and told that he will give me a discount of 6% out of the 7% that his firm gets, I realized that I was dealing with a third party. In the end I was left confused. He has offered me a best price of 2975 psf(minus the 6% discount) for CLP in a 1165 sf 2bhk in Kosmos. He offered 3390 psf (minus the 6% discount) for 920 sf 2bhk in Kasa Isles.

I would request the readers to comment on:
1. the techniques of dealing with third parties, with special regard to the jaypee group.
2. the prices of Kosmos, and Kasa Isles.
3. other options similar to the jaypee project.

    I would simply say..stay away from Jaypee projects..if looking to buy as an end-user & want possession in 2-3 years...
    If looking as an investment, let senior members comment.

    But I was offered 11% discount 2 months back.

    There has not been any appreciation in Kosmos rates in last 1 year...& yet they are not able to sell the full project.

    There are many threads where Jaypee projects hve been discussed, search , hve a look to the replies by the senior members.

    I would say Think! Think! or better Think not at all about Jaypee Projects.

    Its my personal view. I m very young & new to real estate.

  • there are a lot of threads regarding jaypee greens noida here. read all of them. you will get a good idea about history and current situation of this project. in short, its a high risk high reward situation. you will not get a golf course property with similar spec in NCR at these prices. but you don't know when you will finally get it. also there have been reports of change of orientation of towers and flats, becuase of which flats sold as golf course facing are no longer golf course facing.

    so depending on your risk taking capacity make your decision.finally, if you decide to purchase there , go for construction linked payment plan only. there are offering good discount for flexi and down payment plan. but projects are expected to get delayed by at least 2-3 years. so overall you will be in loss.

    I have read around 11% discount by a lot of people in this forum. so negotiate with a lot of brokers. jaypee doesn't do any direct selling. and their employees and customer care are useless and non-existent.

  • yes Lchand is right i for one have been offered 11% discount on flexi yesterday.
    if u r really interested u can get a good deal. but i will suggest to take time and go thru the various threads on the topic on this forum.:)

  • If looking as an end user & need possession in 2-3 years in a livable area...sincere advice... simply take out Jaypee Projects from your mind. What you do of discount (even if offered 15-20%, also think.y so hight discount, even nearly after 1 year of launch)... when the projects get delayed..no one knows how long... also calculate the loading over carpet area for Jaypee projects ..its ~40% ..thats huge.

    I am 100% sure you'll not regret in future for not putting your money in Jaypee.

    Partial and one sided advice i must say Mr L Chand...
    Please go through forums, meet more people and agents and dealers and builders and then decide
    Regarding discounts i must say they differ for various projects... i got more than 11 % for bouleward but for Kosmos, they were offering less and not bending on negotiations..
    Personally i feel Jaypee is fair deal and fair price...Delays.... ya i too feel its likely but....lets have faith in god too...do also look for logix and 3c projects around the eway and choose the one u (and your family ) likes

  • Mr Arien, i wish your words come true about jaypee and the clean chit you have given to them. I hope Bharat ji junta bhi aisa sochne lage and jaypee wont have to struggle in selling and other will feel the heat.

    if people who have a buy one year back in kosmos share their views about Jaypee & its projects, that will make the picture clearer..bcoz certainly they would be giving regular visit to the site to see the progress & why should not see carpet area (60%) isnt it too much of loading..

    I think this is highly biased opinion. I checked, Kasa Isles 1570 and 1370 sf areas have ~18% loading only. There may be timely delivery issues but same is true with any other builder.

  • Loading is very less in Kosmos. Around 20-25%. It is 10% better than LB. Overall, JP flats have 10% less loading than comparable sized/segment flats making it value for money.

    Klassic has high loading.

    Only flat better than JP Kosmos 1870 is Blossom county 1865 which has only 18% loading (all calculations using balconies as carpet area - there is a long thread on this discussion in this forum. Right click on my name to access many posts on JP)

    Loading in not the problem for JP, quite the reverse

    Negatives:

    1. Extremely poor customer service
    2. Slow delivery with 2 year delay for Kensington onwards
    3. Village behind it
    4. HT wires behind some towers
    5. Kosmos is a concrete jungle

    Positives:

    1. Kosmos will be delivered on time in 2012-2013 or with slight delay only
    2. Good location near flyover
    3. Excellent floor plans for some flats (Not so good for others like 1550).
    4. Company is financially sound and will not suffer from problems because of its unique business plan (got land for free)
    5. Delay suits people wanting to hold long term without renting out, on CLP
    6. Township advantages
