1) by 2012 you can think to start build your house
2) by 2013
3) by 2014
4)by 2015 it will be atleast half developed colony

price will be 250000 per yard in 2015

    1. if Kensington, the price for 2015 looks crazy.

    2. If golf course, I have read that one person has already built his villa.

    current price is 45k/sq yd. I would espect it to tripple in 5 years, n the best case.

    -- Kenisigton plots - around 85-90k per sqyrd ( current resale price is around 40k or so).

    -- Golf course plots - close to 2 lakhs per sqyard ( if wish town turns out better than expected then it can go even higher) .

    -- WISHTOWN will be very expensive for any common man to Live for the first 5-7 years ( after completion) bcoz everything will be privately run ( from school to hospital to daily routine shops).

    -- maintenence will be high n security patchy n remain a nigtmare for many years bcoz all the different projects will be finishing in various stages.

    -- If there is only one boundry in the whole project (as claimed by others) then it will be further nightmare for high end socities n plots residents as anyone will be able to take a walk in there vicinity/complex.

    -- Any such project in India will take lot of time to stabilize ( where it is 100% occupied / construction stopped / all regular facilitis fully functional)..... i expect it to give very good return in 2020-22.

    thinking to invest 1.25 cr

    till that pay rent of 35000 a month

    waiting time to built house will be 3 to 5 years
    run the bill of rent till 5 years before I can move
    if this place become habitable in next 5 years we talking 1.5 lakh rs a yard
    sec -92 probably 1 lakh rs yard by 2015

    risk is delay of project/ political battle

    rewards are great

    NOIDA sectors will appreciate more than Wish town - any given day/month/or year.

    If Wishtown will be 1lakh - expect 1.5+ lakh in sec 92.

    than we have to add sec44 +20% growth a year

    amusing if sec 44 grow yearly rate of 20% by2015

    Your thoughts are as confusing as "taaron main ulzhee hue patang".

    Invest in 92 now ...few years later - once the dust settle down in Jaypee wish town - sell it n buy there ( you will be better off).

    At best wishtown gentry will be "AVG/Above avg" - reason - presence of 1 bed / 2 bed flats everywhere (along with luxurious apartments) n no individual gated project ( just common gates n security).

    You want gentry - stay in top most societies in gurgaon.
