    Ground floor is worth it but not at this price point.

    40k * 350 = almost 1.25cr ..........LOL

    Agree. Prices look higher? what should be a realistic price? anyone?

    Attractive price should be 25-27k per sqft for ground floor in CLP ( spread over 36-48 months).

    else pre-leased - so that your rent starts the day you put down payment 7.5- 8% PA....then it should not be more than 30k per sqft.

    Check loading - it will be as high as 50%

    I can only laugh.

    In good markets like DLF Galleria, road facing ground floor shops command 40k-50k but 35 K for a project which is on paper is audacious !

    I have got smses that Ground Floor is sold out. Wonder who are these people buying at such prices ?

    yes i also thot that prices should be around 25-27K for GF and 18-20K for FF.
    Office space also looks overheated and should be ~10K

    Yes layouts are not available with brokers.
    Price for CSM is at 20-25K

  • Office space has been sold for 11,150 during the first few days (best deal possible) . This seems like an acceptable price considering that the other commercial office space of the same group in Sec 18 - Waves Ist Silver tower is going for a rate of 13,000 with possession in June 2011 and Chokhani Square commands a price of 14,500

    Retail definitely looks expensive though !

  • Proposed parking for 3000 Cars is from floor level 7 - 21.
    I cant make sense of this ! How is the car going to go upto 21st Floor ? Lifts for cars ??!
