    Todays kings park....its a very very interesting project..location is very nice...in developed sector....price is less..and not much density....the disadvantages: I am unsure about builder..i would love to see others inout on this builder...i personally havent got much idea,
    Also there is a Naala behind .....but if you stay towards main gate..it shud be no issues

    Stellar icon....beautiful, well made society..less dense...but location se maat khaa gayee...I wouldnt recommend the location

    Vrinda city has a better location than stellar icon

    But really someone should talk about Todays builder and this project...

    - Very close to Pari chowk
    - Metro will be close in future
    - 4 malls within 1 km ( GV, MSX, Nri city centre, ansal)
    - Large local market within 1 km (Tughalpur)
    - Hospitals within 1 km: Kailash, newly opened yatharth hospital near senior citizen
    - One of the better sector market of gnoida...near senio citizen...is coming up
    - Public transport walking distance
    - Golf course next to it....probably no view...but still open area and no pollution
    - No villages nearby
    - decent societies as neighbours
    - Plotted areas also nerby therefore reducing density
    - Very close to main road...not in some interior sector
    - I have heard price is 2100 psf all incl.
    Not sure
    - Also it looks from their brochure that density is certainly less than 100 per acre
    - low rise appts also available
    - Green belt behind...whch shall be develpoed in future
    - 2 schools - jp and delhi scottish at walking distance (MIG Schools)
    - Jaypee international school and G.D Goeanka school (HIG Schools) in Swarn nagri will be within 1 km


    Main cons:

    -Project launched nearly 1 year back..not much progress
    - I dont have much infor about builder track record
    - Naala behind the project...but then it can definately be avoided...


    Someone should highlight more about this....

    Once again thank you very much for your very practical and insightful view.

    On paper King's look very nice, price is around there. I will be visiting their site in couple of weeks time.. lets see.

    Nalla is not a major issue I guess, a bit smell, a bit machhad and free dumping ground!!... but never know, may be a positive aspect in future... u know in overseas, nallas are so clean and well maintained, with jogging/cycling tracks on both sides, may be boating facilities too!! People pay premium for river (nalla) facing apartment!!

    Builder is a question mark... but again, just 10 years back, who knew all these popular builders of today?

    Any thought on Ridge by the same builder on Expressway?

  • The location of ridge is one of the better ones on expressway and is the biggest plus for this project. Although its builder's first venture in Noida; the owners of their villas in gurgaon, I learnt, are in general happy.it remains to be seen how do they fare here.construction wise, they are on slower track than 3c or logix.

    If you negotiate you should be able to get around Rs 2550/sq ft, and further Rs 50 down if you are able to get in some corporate deal.
