Which one makes more sense for investment?

120 sqyrd Plot for 22 Lacs at YE or 575 sqft flat for 19 Lacs at sec 168?

Minimum holding will be 5 yrs.

    WHy?
    We all know Noida eway will appreciate faster than YEway. Sec 168 is around IT parks which will require accomodation as Zing's 1BR flats provide ideal return opportunity, whereas YE plots will have no return(only appreciation)for atleast 10 yrs!!!!!!!

    Guys i am not understanding the logic. On another thread a lot of people literally forced me NOT to go for YE plots. now u are saying they are better than Zing. DOes it mean, ZIng is not worthwhile,then howcome is it 70%+ soldout.

    If no, then what is better than YE plots and worthwhile. i need to re-invest some money in property urgently.

  • buy gold.....1 bhk...unsure future...noida is not bombay......studio in a commercial plot makes more sense....as u can get assured return and better lease options.....

    Yamuna expressway private builder plot....no...too much land...too much time....had noida and gnoida on verge of saturation...i wud have still thought abt it.....but abhi poora noida expressway hai...greater noida extension......then greater noida sectors also...tab jaaki yamuna expressway aayega

    whats the fascination with 3c on this forum..i dont know.....its kind of freaky

    Of course if one wants a 2 bhk on noida expressway..then zing is a good option

    22Lacs(Lotus plot) vs 37Lacs(2bhk ZIng) is not right comparison. my budget is 25L max for this investment.
    what are the options in that case??My 1st preference is a plot, then a flat.

    If i were you - this is what i will do with 25 lakhs.

    Buy a 60sqmtr or 90sqmtr built up house in greater noida and give it on rent to students. You will have property appreciation and monthly income.

    This is best what 25 lakhs can buy/do - I insist - do some leg work n research this aspect. Greater noida main ek hee cheez ke demand hai i.e. "student accomodation".

    Just between these two projects, I would go with lotus zing as it could easily go for rent at this location. YE has a long way to go before the price starts appreciating...

    when right oppertunity comes u will be short of capital.

    in mid 2008 sector 105 plots were going for 30000 per sq mt.

    though this wont happen now for this sector but .
    i am sure some thing good will definetly come up.

    u r comparing two different things all together.
    its not expected from u.

    two area r different.
    compairing plots with appartment dont makes sense.

    Do u think paying 12K psy(15kpsm) for a govt plot which will take ages for development and govt townships are always having low resale price, is worthwhile?

    Paying 4K extra for a private township(3C or JP) makes more sense in the long term where the return could be far better as these townships will have people staying ~5 yrs earlier than govt townships.

    U would have said no to both becoz of your love for pvt builders.:):) hence i thot of taking other opinions prior to yours.
    but the option that u are suggesting seems to be realistic. let me think abt it.

    AFAIK there is a never/always an opportunity to buy. What makes u think that this is not a right opportunity?:)
    Maybe after 3 yrs(going by your 2008 eg) u will not get a price of 16K in YE.
    I am a bit confused as of now. 1st people told me to stay away from plots. then they are saying plots are better than flats.
    my budget is small i know but not too small that i cant find anything in NCR.
